If Borrower obtains any form of insurance coverage,not other�vise required by Lender,for damage <br /> to,or destruction of,the Proper�y,such policy sha11 include a s�a.ndard mortgage clause and sha��name <br /> L�nder as rnvr�gag�e and�or as a.n additional loss payee. <br /> In�he event af loss, Borrower sha11 gi�e prampt no���e t�the insurance carrier and L�nder, L�nder may <br /> make proof of lass�f not made promptly by Borrower.Unless Lender and Borrower other�ise agree in <br /> writing,any in�uranc�proceeds,whe�her or not the underlyir�g i�.surance was required by Lender, shall be <br /> applied ta restoration or repair of�he Property, if�he restoration or repair is economically feasib�e and <br /> Lender's security is not lessened. During such repair and res�oration perivd,Lender sha11 have th�right�o <br /> hold such insurance proceeds until Lender has had an opportun�ty to inspec�such Property to ensure the <br /> work has been completed to L�nder's satisfaction�pravided that such inspect�an shall be undertal�en <br /> prornp#�y. Lender may disburse proceeds for�he repairs and restoration in a sing�e payment or in a series of <br /> progress payments as the work is campleted.Unless an agreement is mad�in writing or Applicab�e Lav� <br /> requires��.�erest to be paid on such insurance proceeds,Lender sha�l nat be r�quired to pay�orrower any <br /> interest or earn�ngs on such proceeds. Fees for public adjust�rs,or other third parties,retained by B�rrower <br /> sha11 not be paid vut of the insurance proce�ds and sha11 be the sole obligation of Borro�rer.If the restaration <br /> or repair is nat economically feasible or Lender's security wauld be lessened,the insurance pro�e�ds shall be <br /> applied to�he sums secured by th�s Security Instrument,whether ar no�then due,with the excess, �f any, <br /> paid to$orrawer. Such insuranee proceeds sha11 be applied in the order provided for in Sectian 2. <br /> If Borrower abandvns the Property,Lender may f�1�,aegatiate and settle any avaitab�e insurance claim and <br /> re�a�ed matters. If Borrower does not respond w��hin 3a�ays to a notice from Lender that the insurance <br /> carrier has offered to settle a claim,th�n Lender may negatiate and set�te the claim. The 3�-day period�ri11 <br /> begin when�he n�tice is given, In e�ther event,ar�f Lender acquires th�Prop�rty under Section 22 or <br /> other�isea Bon�wer hereby assigns to Lender(a}Borro�er's rights to any insurance pr�ceeds in an amount <br /> not to exceed the�.mounts unpaid under the Note or this Security�nstrument,and(b}any other of <br /> Borrower"s rights(other than the r�ght to any refund of unearned premiums paid by Barrower}under a�l <br /> insurance policies covering the Property, insofar as such riglats are applicable to the coverage af the <br /> Property.
