JOINT TENANCY WARRANTY DEED
<br />Helen D. Bremers, a single person, and Esther D. Bremers, a
<br />single person, GRANTORS, in consideration of TWENTY THOUSAND
<br />DOLLARS ($20,000.00) received from GRANTEES, Craig Alan Johnson and kd”
<br />Linda S. Johnson, husband and wife, convey to GRANTEES, as joint 'S
<br />tenants and not as tenants in common, the following described real G
<br />estate as defined in section 76 -201 of the Revised Statutes of
<br />Nebraska, 1996:
<br />An undivded Seventy -five Percent (75 %) interest in and to
<br />Lot Four ( 4 ) in Block Five ( 5 ) in Wiebe' s Addition to the
<br />City of Grand Island, Nebraska as surveyed platted and
<br />recorded,
<br />subject to covenants, conditions, restrictions, reservations,
<br />easements of record, visible easements, zoning laws, rules and
<br />regulations, and a Deed of Trust dated April 14, 1997, recorded in
<br />the Office of the Register of Deeds of Hall County, Nebraska, as
<br />Document Number 97- 102952 on April 21, 1997.
<br />GRANTORS covenant, jointly and severally, with GRANTEES as follows:
<br />1. GRANTORS are lawfully seised of the real estate and the real
<br />estate is free from encumbrances except for the Deed of Trust
<br />recorded as Document Number 97- 102952;
<br />2. GRANTORS have legal power and lawful authority to convey the
<br />real estate to GRANTEES; and
<br />3. GRANTORS warrant and will defend title to the real estate
<br />against the lawful claims of all persons.
<br />By the execution and delivery of this Joint Tenancy Warranty Deed,
<br />GRANTORS intend to expressly sever the existing joint tenancy in
<br />the real estate created in the Joint Tenancy Warranty Deed dated
<br />April 28, 1997, filed of record in the Office of the Register of
<br />Deeds of Hall County, Nebraska, on May 2, 1997, as Document Number
<br />97- 103375.
