Kruse, a single person, herein called the grantor <br />whether one or more, in consideration of One Dollar and other valuable consideration received from <br />grantee, do hereby grant, bargain, sell, convey and confirm unto Rigoberto Barrios, herein called the <br />grantee whether one or more, the following described real property in Hall County, NE <br />A Part of Block Two (2), of Koehler Subdivision, being a part of the Southeast Quarter of the <br />Southwest Quarter (SE1 /4 SW1 /4) of Section Fifteen (15), in Township Eleven (11) North, of Range <br />Nine (9) and part of Lot Fourteen (14), of the County Subdivision of the West Half of the Southwest <br />Quarter (W1/2 SW1 /4) of Section Fifteen (15), in Township Eleven (11) North of Range Nine (9) <br />West of the Sixth (6th) Principal Meridian, Hall County, Nebraska more particularly described as <br />follows: <br />Commencing at the Northeasterly Corner of Block Two (2), in Koehler Subdivision, according to <br />the recorded plat thereof now on file in the Office of the Register of Deeds of Hall County, <br />Nebraska, and running thence Westerly along the Northerly line of said Block Two (2), Ninety -Five <br />(95) feet, thence southerly, parallel with the easterly line of said Block Two (2), to the Right of Way <br />of the Belt Line of the Chicago, Burlington & Quincy Railroad Company, thence Northeasterly <br />along the Northerly line of said Right of Way, to the East Line of said Block Two (2), thence <br />northerly along the easterly line of said Block Two (2), One Hundred and Five (105) Feet to the <br />Place of Beginning. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantee and to grantee's heirs and assigns forever. <br />And the grantor does hereby covenant with the grantee and with grantee's heirs and assigns that grantor is <br />lawfully seized of said premises; that they are free from encumbrance except covenants, easements and <br />restrictions of record; all regular taxes and special assessments, except those levied or assessed <br />subsequent to date hereof; that grantor has good right and lawful authority to convey the same; and that <br />grantor warrants and will defend the title to said premises against the lawful claims of all persons <br />whomsoever. <br />File No. 1501914 <br />
