Lender may do any and all things ta execute and cvmply with the laws of the S�a#e vf <br /> Nebraska and also all o�her �aws, rules, orders, ordfnances and requiremen�s of aIl ather governmenta! a�encies <br /> affec�ing the Properky. <br /> Lease�he Property. Lender may rent or lease the whvle or any part of�he Prope�ty for such term or terms and on <br /> such cvnditions as Lender may deem appropriate. <br /> Em��oy Agen#s. Lender may �ngage such agent or agents as Lender may deem appropriate, either in Len�er's <br /> name or in Granto�-'s name,to rent and manage the Property, inc�uding the collection and app�ication of Ren�s. <br /> C3ther Acts. Lender may do all such other things and acts with respec# to the Proper�y as Lender may deem <br /> appropriate and may act exclusi�e�y and solefy in the place and stead of Grantor and to have all of the pawers of <br /> �rantar for the purposes stated aba�e. <br /> No Requirement to Act. Lender shall nat be required to do any o�the fo�egoing acts ar things, and the fa��that <br /> Lender sh�f! ha�� performed one �r more af the foregaing acts or�hings shall nat require Lende�-to da any ather <br /> sp�cifi�act o�-thing. <br /> APPLiCAT[UN �F RENTS. Af! costs and expenses incurred by L�nder in connection with the Proper#y shall be for <br /> Gran�or`s accounf and Lender may pay such cos�s and expenses ��om the Rents. Lend�r, in its sole discre#ion, shall <br /> de#ermin� the applica�ion o�any and all Rents recei�ed by it; hawe�er, any such Rents reGei�ed by Lender whi�h are <br /> not applied to such casts and expenses shali b� applied to the lndebfedness. A�I expenditur�s made by tender under <br /> this Assignmen� and nat reimbursed fram the Rents shall become a part of the Indebfiedness secured by this <br /> . Assignmen�,and shall be payable on demand,with in�eresf at the Note rate from date of expenditure until paid. <br /> . FULL PERF�RMANCE. �f �rantor pays all of the Indebtedness when due and otherwise performs all the abliga#ians <br /> imposed upon Gran�ar under this Assignmen�,the Note,and the Related Documents, Lender shall execute and d�fi�er to <br /> Gran#or a sui�ahle satisfaction of this Assignment and su�tab��statements af termination o�'any�nanc�ng s#a�ement an <br /> file evidencing Lender�'s security in�erest in the Rents and �he Property.
