Benker <br />WARRANTY DEED <br />1 -9 <br />KNOW ALL MEN by these presents that, Jerry L. Benker and Jeanne M. Benker, husband and <br />wife, herein called the grantor whether one or more, in consideration of One Dollar and other valuable <br />consideration received from grantee, do hereby grant, bargain, sell, convey and confirm unto Monty <br />Shultz Counseling & Neurofeedback, L.L.C., a Nebraska Limited Liability Company herein called <br />the grantee whether one or more, the following described real property in Hall County, NE <br />A tract of land comprising the Southerly Sixty -Six (66) Feet of the full lot described as Fractional <br />Lot Eight (8) in Fractional Block One Hundred Four (104) in Railroad Addition and its <br />complement, to -wit: Fractional Lot Eight (8) in Fractional Block One Hundred Four (104) in <br />Koenig and Wiebe's Addition, all in the City of Grand Island, Hall County, Nebraska, excepting <br />therefrom said tract of land deeded to the City of Grand Island, Nebraska, and described as <br />follows: Beginning at the Southeast corner of said full lot; thence running Southwesterly along the <br />Southerly line of said full lot a distance of Ten (10) Feet; thence running Northeasterly a distance of <br />Twenty -one and Seven Hundredths(21.07) Feet to a point on the Easterly line of said full lot; thence <br />running Southeasterly along the Easterly line of said full lot a distance of Eighteen and Fifty -five <br />Hundredths (18.55) Feet to the point of beginning. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantee and to grantee's heirs and assigns forever. <br />And the grantor does hereby covenant with the grantee and with grantee's heirs and assigns that grantor is <br />lawfully seized of said premises; that they are free from encumbrance except covenants, easements and <br />restrictions of record; all regular taxes and special assessments, except those levied or assessed <br />subsequent to date hereof; that grantor has good right and lawful authority to convey the same; and that <br />grantor warrants and will defend the title to said premises against the lawful claims of all persons <br />whomsoever. <br />File No. 1501904 <br />
