<br />     		2�l.  HazardvusSubstances.As used in this Sec�ion Zl.: (a} "Hazardau.� �Su�.star�ce.s"are those substa.nces
<br />    			def ned as toxic or hazardous sub�tances,polluta.nxs,or wastes by En�ironmenta.l Law and the fo�lowing
<br />    			substances: gasoline,kerosene,other flammable or toxic petroleum products,toxic pesticides and herbicides,
<br />    			vola�ile sol�ents, materials containing asbestos or formaldehyde, and radioactive mater�als; ��}
<br />    			"Er��iror�mer�tal Law"means federal�aws and law�of the jurisdiction where the Prvperty is ld�ated that
<br />    			relate to health, safety or en�ironmenta.l prote�tion; (c} "Er�ui�orcnze�tal Clearcup"includes any respo�se
<br />    			action, remedial action, or remo�al action, as defined in Environmenta.l Law; and(d}an "Er�wi�on►nental
<br />    			Ca�ditia�"means a cvndition that can cause,contribute�a, or oth.erwise trigger an�n�ironmental��eanup.
<br />    			Borrower sha11 not caus�or permit the presence,use,disposal, storage,or release af any Hazardous
<br />    			Suhstances,or threaten to release any Hazardous Substances,on�r in the Property. Borrower shall not do,
<br />    			nor a11ow anyone else to do,anything affecting the Property(a}that is in�ia�ation of any En�iranmenta.�
<br />    			Law,(b}wh�ch creates an Environmenta�Condition,ar(c}which,due to the presence,use, ar re�ease of a
<br />    			Ha2ardous Sub stanc e,create s a co nd itio n that adv erse ly a ffects the va�u e o f the Prop erty. The prec�d ing two
<br />    			sentenc�s shall not apply to the presence,use,or storag�on the Property of sma11 quantities of Hazardaus
<br />    			Substances that are genera��y recognized to be appropriate to normal residential uses and to maintenance of
<br />   			the Property(including,but nvt limited to,ha�ardous subst�nces in eonsumer products).
<br />    			Bo�`rower sha�l promptly gi�e Lender writ�en notic�of(a}any investigation,claim,demand, lawsuit ar other
<br />    			action.by any governmental or regulatory agency ar private party invo��ing th�Property and any Hazardous
<br />    			Substance or Environmental Law of which Borrow�r has actual knowledge, (b}any Environmenta.l
<br />    			Condition, including but not limited to,any spilling, leaking,discharge,release or threat of release of any
<br />    			Hazardous Substance,and(c}any condition caused by the pres�nce,use or release af a Hazardous Substanee
<br />    			wh�ch ac�versely affects�he valu�of the Property. If Borrower learns,or is notified by any ga�ernmental or
<br />   			re�ulatory authority,or any private pa.rty,that any remo�a�or other remediation of any Hazardous Substance
<br />    			affecting the Property is necessary,Borro�ver shall promptly take all nec�ssary remedial actians in
<br />    			accordance with En�ironmenta�Law.Nothing herein shall create any obligation on I�ender for an
<br />    			En�ironmenta.l Cleanup.
<br />      		Non-Uniform Co�enants.Borr�v�er and Lender covenant and agree as follows:
<br />     		22.  A�celerativn=Remedies.Lender�hall give nQt�ce to Borrvwer prior#� acce�er�tian fvllawing
<br />    			Borrav��r's breach�f an�ea�enant or agreemen�in tbis Security In�trument�but n�t prio�to
<br />    			acceleratian under Sectian 18 un�ess Applicable Law pr�vides�therwise}.The n�tice shall specify: �a}
<br />    			the default; {b�the acti�n required to cure the default; �c}a dat�,nvt less than 3U day$from the date
<br />    			the notice is gi�en�o BorrQwer,by wh�ch the defau�t must be cured; ancl{d}that fai�ure to cure the
<br />    			default on ar before the date specified in the n�tice may result�n acceleration of the sums secured by
<br />   			this Security Instrument and sale of the Property.The natice shall further inform Barrower af the
<br />    			right to reinstate after acceleration and the right to br�ng a court actian to assert the non-ex�stence of a
<br />    			default or any other defense of Barrower to accelera#ion and sale,If the default is not cured oa vr
<br />   			before the date�pe��fied in the notice,Lender at�ts aption may require immedia�te payment in ful�of
<br />    			all sums secured by this Security Instrument withaut fur�her deman�and may invok�the power of sale
<br />    			and any other remedies permitted by AppliCable Law.Lender shall be entitled to collect all expenses
<br />   			incurred in pursuing the remedies prv�ided in tbis Secti�n Z2,including,but not limited to,reasQnab�e
