200002611 <br />Association maintenance of exterior doors shall be <br />the painting or finishing of the exterior surfaces <br />thereof. If any owner fails to repair, maintain or <br />replace the exterior doors, including garage doors of <br />his or her unit as set forth in the Master Deed and <br />Declaration or amendments thereto and the By -Laws <br />or amendments thereto described herein, the <br />Association may perform such work, invoice the <br />owner thereof and secure and enforce a claim and <br />lien therefor against the owner and his or her unit in <br />like manner as a delinquent assessment for common <br />element expense. <br />(2) To maintain and repair or replace as necessary all <br />utilities within that owner's unit and any damage to <br />the common utilities caused by use within that unit. <br />(3) To refrain from painting, decorating or changing the <br />appearance of any portion of the exterior of the unit <br />unless approved by the Association in writing. <br />(4) To properly report to the Association any defect or <br />need for repairs which are the responsibility of the <br />Association. <br />(e) Each unit shall be used and occupied only by one family, its <br />servants and guests and be used for residential purposes only. <br />No unit may be subdivided into a smaller unit nor any portion <br />thereof sold or transferred without first amending this Master <br />Deed and Declaration and obtaining the written consent of the <br />Association setting forth the change in the unit to be subdivided. <br />(f) No practice or use shall be permitted on the condominium <br />property or in any unit which shall be an annoyance or nuisance <br />to other owners or residents and which shall interfere with their <br />peaceful use and enjoyment of their unit. All portions of the <br />condominium and of each unit shall be kept clean, safe and <br />sanitary and no use thereof shall be made which constitutes a <br />violation of any laws, zoning ordinances, governmental <br />regulations, or regulations of the Association. No one shall fix or <br />repair vehicles on the condominium property except minor routine <br />repair of vehicles owned by the unit owners. No vegetable <br />gardens shall be allowed on the condominium property except for <br />designated areas not exceeding eighty square feet parcels and <br />located within twenty feet of the outside perimeter of the <br />condominium property. All gardens are to be well maintained and <br />shall be kept free of weeds at all times. The Association may <br />establish from time to time rules and regulations regarding <br />gardens and other uses and practices of owners, guests, and <br />residents of the units. <br />(g) No animals of any kind shall be kept in the unit for commercial <br />purposes. Household pets in the unit will be subject to regulation, <br />restriction, and exclusion and special assessment as may be <br />determined by the Association from time to time, including <br />removal of any pet which becomes an annoyance to other unit <br />owners. Each unit owner shall indemnify the Association, all <br />other unit owners, and the Declarant against any and all liability <br />5 <br />
