<br />Notice is hereby given that Christopher W. Callahan and Linda Callahan, Trustors under a Deed of Trust
<br />recorded in the office of the Register of Deeds of Hall County, Nebraska, on August 25, 2000 as Instrument No. 2000-
<br />06898 of the Mortgage Records, which Deed of Trust conveyed the following described real estate, to -wit:
<br />Lot Two (2), Block One (1), Chamberlin's Addition to Wood River, Hall
<br />County, Nebraska, Excepting a certain tract therefrom as recorded in
<br />Warranty Deed in Book 120, Page 459
<br />AND
<br />The Westerly 34.1 feet of vacated stree lying Easterly and abutting Lot Two
<br />(2), Block One (1), Chamberlin's Addition, Said vacated Street vacated by
<br />Ordinance No. 53 of the Ordinances of Wood River, Hall County, Nebraska.
<br />Ordinance recorded in Book K, Page 311 of the Register of Deeds Office,
<br />Hall County, Nebraska vacated Street described as follows: That all the
<br />Street be vacated on the West Side of Blocks "B" & "C" in First Addition
<br />and "F" & "G" in MacColl & Leflang's 2nd Addition to Wood River, Hall
<br />County, Nebraska, Said Street commencing at a point and extending to and
<br />along the North line of Block "B" from the Northwest corner of said Block,
<br />80 feet distant from the North West corner of said Block, thence running
<br />South to the South line of said Block "G" in said 2nd Addition, being a strip or
<br />parcel of land lying parallel to and along West side of said Block "B ", "C ",
<br />"F" & "G" eighty feet wide,
<br />have breached an obligation for which said trust property v as conveyed as security and are in default under the terms of
<br />said Deed of Trust. The nature of such breach is as follo;t�s: Failure to pay the note secured by said Deed of Trust
<br />when due. On account of such breach, pursuant to said E, d of Trust the Beneficiary under said Deed of Trust has
<br />elected to sell or cause to be sold such trust property to satisf', said indebtedness.
<br />The above debt will be assumed valid unless you notify the undersigned in writing that you dispute the debt or
<br />any portion thereof within thirty (30) days from your receipt of this notice. If you notify the undersigned in writing
<br />within this time period, we will mail you a verification of the debt. In addition, if the original creditor is different from
<br />the above -named creditor, the name and address of the original creditor will be provided to you if you request this
<br />information in writing from the undersigned within thirty (30) days from your receipt of this notice. Despite the 30 -day
<br />period mentioned above, we are authorized to continue this collection action.
