<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about May 2, 2011, by and
<br />between RYAN L. BURRY and CHRISTINA M. BURRY, husband and wife, Trustors, and U.S.
<br />BANK TRUST COMPANY, NATIONAL ASSOCIATION, Trustee, MORTGAGE
<br />ELECTRONIC REGISTRATION SYSTEMS, INC. as nominee for CharterWest National
<br />Bank, its successors and assigns, Beneficiary. Said Deed of Trust was recorded on May 3, 2011, as
<br />Instrument No. 2011 -03384 of the Mortgage Records of Hall County, Nebraska. Said Deed of Trust
<br />having been assigned by virtue of an Assignment to U.S. BANK NATIONAL ASSOCIATION,
<br />and which was filed for record on June 27, 2013, as Instrument No. 2013 -05129 of the Mortgage
<br />Records of Hall County, Nebraska. GREGORY L. GALLES was appointed Successor Trustee by
<br />virtue of a Substitution of Trustee June 19, 2015, and recorded September 1, 2015 as Instrument No.
<br />2015 -05983 in the Office of the Register of Deeds for Hall County, Nebraska. GREGORY L.
<br />GALLES, Grantor, in consideration of the sum of Sixty -Eight Thousand Five Hundred Thirty and
<br />00 /100 Dollars ($68,530.00) and other good and valuable consideration received from U.S. BANK
<br />NATIONAL ASSOCIATION, does hereby grant, bargain, sell, convey and confirm unto U.S.
<br />BANK NATIONAL ASSOCIATION, (hereinafter "Grantee" where appropriate), the following -
<br />described real property in Hall County, Nebraska, to wit:
<br />LOT TEN (10), IN BLOCK SEVENTEEN (17), IN COLLEGE ADDITION TO WEST
<br />LAWN, IN THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That RYAN L. BURRY and CHRISTINA M. BURRY, as Trustors, failed to pay to
<br />Beneficiary payments which were contractually due, and the Grantor, at the request of the
<br />Beneficiary, elected to declare the entire unpaid principal balance, together with interest
<br />thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on September 1,
<br />2015, as Instrument No. 2015 -05984 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on November 5, 2015, as Instrument No.
<br />2015 -07647 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
