<br />The Grantor, AIR PRODUCTS AND CHEMICALS, INC. in consideration of One Dollar and
<br />other valuable consideration receipt of which is hereby acknowledged, conveys to RAYMOND
<br />ROBERTS and JACK ROBERTS, Grantee, the following described real estate (as defined in Neb.
<br />Stat. 76 -201) in Hall County, Nebraska:
<br />Part of Block Three (3) and Block Four (4), West's Subdivision in the Northwest Quarter (NW1 /4) of the Northeast
<br />Quarter (NE1 /4) of Section Twenty (20), in Township Eleven (11) North, Range Nine (9) West of the 61h P.M., in
<br />the City of Grand Island, Hall County, Nebraska more particularly described as follows: All of Block Three (3)
<br />West of the Centerline of the plotted but vacated alley except the North Thirty -three (33) feet used for street
<br />purposes; all of Thorn Street as plotted, but vacated West of the Centerline of the plotted but vacated alleys in
<br />Block Three (3) and Block Four, and all of Fractional Lot Six (6), Block Four (4) West of the Centerline of the
<br />plotted but vacated alley and North of the right -of -way condemned for viaduct purposes and also a tract of land in
<br />the Northwest Quarter of the Northeast Quarter (NW1 /4NE1/4) of Section Twenty (20), in Township Eleven (11)
<br />North, Range Nine (9) West of the 6th P.M., being twenty feet wide and abutting on the West side of the above
<br />described tract excepting therefrom a tract of land more particularly described in Warranty Deed recorded as
<br />Document No. 88- 105722.
<br />The Grantor covenants with Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record and subject to all regular taxes
<br />and special easements;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons
<br />claiming by, through or under Grantor.
