200002468 <br />centerline of the Twenty (20.0) foot wide easement and right -of -way being more particularly <br />described as follows: <br />Beginning at the southwest corner of the Northwest Quarter of the Southwest Quarter <br />(NW' /4 SWI /4) of said Section Twenty Seven (27); thence running easterly along the <br />south line of the Northwest Quarter of the Southwest Quarter (NWI /4 SWI /4) of said <br />Section Twenty Seven (27), to a point Eight Hundred Sixty Nine and Five Tenths <br />(869.5) feet east of the west line of the Northwest Quarter of the Southwest Quarter <br />(NWI /4 SW/4) of said Section Twenty Seven (27) and to a point on the south line of <br />Firethorne Estates Subdivision; thence running northerly parallel with and Eight <br />Hundred Sixty Nine and Five Tenths (869.5) feet east of the west line of the <br />Northwest Quarter of the Southwest Quarter (NWI /4 SWI /4) of said Section Twenty <br />Seven (27), a distance of approximately Sixty and Two Hundredths (60.02) feet, to <br />a point on the southerly line of said Lot One (1), and to the ACTUAL point of <br />beginning; thence continuing northerly parallel with and Eight Hundred Sixty Nine <br />and Five Tenths (869.5) feet east of the west line of the Northwest Quarter of the <br />Southwest Quarter (NW'/4 SWI /4) of said Section Twenty Seven (27), a distance of <br />approximately Eight Hundred Forty and Ninety Seven Hundredths (840.97) feet, to <br />a point on the north line of said Lot One (1), and the point of termination, said tract <br />containing 0.386 acres more or less, as shown on the plat dated September 13, 1999 <br />attached hereto and incorporated herein by this reference; <br />together with the following rights, namely, unrestricted ingress and egress under, over, and across <br />such land for the purpose of exercising the rights herein granted, to excavate and refill ditches and <br />trenches, and the right to clear and keep clear of trees, roots, brush, hedges, undergrowth, and other <br />obstructions from the surface of such tracts interfering with the location, construction, inspection, <br />repair, replacement, removal, and maintenance of such utilities. Any such utilities and <br />appurtenances placed upon, over, and under such tracts of land shall remain the property of the <br />Grantee and may be removed or replaced at any time. <br />The Grantors, for themselves, their heirs, executors, administrators, successors, and assigns, <br />hereby covenant that no buildings, fences, or structures shall be erected or permitted on said tract and <br />-2- <br />
