<br />BERYL MARTENS, a single person, Grantor, by and through MARY
<br />ANN BUETTNER, her duly authorized Attorney in Fact, in
<br />consideration of ONE DOLLAR ($1.00) AND OTHER VALUABLE
<br />CONSIDERATION, receipt of which is hereby acknowledged, conveys to s
<br />LARRY W. FOWLE and BARBARA FOWLE, husband and wife, Grantees, as Q
<br />joint tenants and not as tenants in common, the following described
<br />real property in Hall County, Nebraska:
<br />Lot Two (2), in Block Thirty -Five (35), Charles Wasmer's
<br />Addition to the City of Grand Island, Hall County,
<br />Nebraska.
<br />TO HAVE AND TO HOLD the above - described premises together with
<br />all tenements, hereditaments, and appurtenances thereto belonging
<br />unto the Grantees as joint tenants and to their assigns, and to the
<br />heirs and assigns of the survivor of them forever, and Grantor
<br />covenants with the Grantees that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons;
<br />(4) that the said Beryl Martens, also known as Beryl B.
<br />Martens, is alive this date and that the Durable Power of Attorney
<br />under which the undersigned was appointed Attorney in Fact for the
<br />said Beryl Martens has not been revoked or modified and is this
<br />date in full force and effect.
