<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS that THOMAS LOCHER, is the Trustee
<br />under a Deed of Trust made and entered into on or about June 23, 2011, by and between JORGE
<br />ARCHOLECAS, a married man and ROSALBA CAVERO, Trustors, and THOMAS
<br />LOCHER, Trustee, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as
<br />nominee for U.S. BANK N.A., Beneficiary. Said Deed of Trust was recorded on June 24, 2011, as
<br />Instrument No. 2011- 04705, of the Mortgage Records of Hall County, Nebraska. Said Deed of Trust
<br />having been assigned by virtue of an Assignment to U.S. BANK NATIONAL ASSOCIATION,
<br />and which was filed for record on March 3, 2014, as Instrument No. 2014 -01190 of the Mortgage
<br />Records of Hall County, Nebraska. THOMAS LOCHER, Grantor, in consideration of the sum of
<br />Fifty -Three Thousand Nine Hundred and 00 /100 Dollars ($53,900.00) and other good and valuable
<br />consideration received from U.S. BANK NATIONAL ASSOCIATION, does hereby grant,
<br />bargain, sell, convey and confirm unto U.S. BANK NATIONAL ASSOCIATION, (hereinafter
<br />"Grantee" where appropriate), the following- described real property in Hall County, Nebraska, to
<br />wit:
<br />LOT NINE (9), BLOCK SEVENTY -SEVEN (77), WHEELER AND BENNETT'S
<br />THIRD ADDITION TO THE CITY OF GRAND ISLAND, HALL COUNTY,
<br />NEBRASKA.
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That JORGE ARCHOLECAS and ROSALBA CAVERO, as Trustors, failed to pay to
<br />Beneficiary payments which were contractually due, and the Grantor, at the request of the
<br />Beneficiary, elected to declare the entire unpaid principal balance, together with interest
<br />thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on May 14, 2015, as
<br />Instrument No. 2015 -03101 in the Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Notice of Default was thereafter mailed to all parties entitled to notice,
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska. .
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on August 21, 2015, as Instrument No.
<br />2015 -05718 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76 -1007 published a Notice of Trustee's Sale to be held on
<br />October 13, 2015, at 11:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West
