<br />LEO E. METTENBRINK and JEANNE C. METTENBRINK, husband and wife,
<br />herein called the GRANTORS, for valuable consideration receipt of which is hereby
<br />acknowledged, hereby grant and convey unto LLOYD L. MULLER and WANDA L.
<br />MULLER, husband and wife as joint tenants, herein called the GRANTEES, a permanent
<br />and perpetual right -of -way and easement for ingress and egress purposes upon, over, and
<br />across the following described real estate in Hall County, Nebraska:
<br />A tract of land comprising a part of the Southeast Quarter (SE %4) of Section
<br />10, Township 12 North, Range 9 West of the 6th P.M., Hall County,
<br />Nebraska, said tract being more particularly described as follows:
<br />With reference to the Southwest corner of said SE '/4; thence running N 00°
<br />02' 36" E on the West line of said SE '/4 for a distance of 440.00 feet; thence N
<br />88° 29'20" E for 589.12 feet; thence N 03° 20' 15" E for 350.41 to the actual
<br />POINT OF BEGINNING; thence continuing N 03° 20' 15" E for 126.35 feet;
<br />thence N 20° 54' 13" E for 45.62 feet; thence N 02° 54' 58" W for 358.49 feet;
<br />thence S 06° 45'02" E for 362.64 feet; thence S 16° 04' 30" W for 173.43 feet
<br />to the POINT OF BEGINNING, said tract containing 7299 square feet more
<br />or less, the East line of said SE 1/4 assumed S 00° 00'00" E in direction,
<br />to be used by the Grantees and their heirs, devisees, and assigns as a driveway to allow
<br />Grantees to gain access to their real estate lying south and west of the easement area and for
<br />the maintenance of Grantees' livestock fence in the area adjacent to the easement. This
<br />easement shall be perpetual and shall run with the land and be binding upon the parties
<br />hereto, their heirs, devisees, personal representatives, and assigns.
