POTTHOFF and c MARGO R. ANDERSON, husband and wife, conveys to GRANTEES, as joint tenants and not as tenants in common, the following described real estate (as defined in Neb. Rev. Stat. 76 -201): Beginning at the Southeast corner of the Southeast Quarter (SE;) of Section 30, Township 9 North, Range 12 West of the 6th P.M., Hall County, Nebraska, running thence West approximately 900 (89.2510811) a distance of 1,576.45 feet to a point on the South line of said Southeast Quarter to a steel post (the Place of Beginning); thence North 900 a distance of 620 feet to a steel post; thence continuing North 900 to the thread of the Platte River Channel; thence in a westerly direction along the thread of the Platte River Channel a distance of approximately 740 feet to a point on said thread of the said Platte River Channel; thence South 900 to a steel post located 620 feet North of the south section line of the said Southeast Quarter of said Section 30; thence South 900 a distance of 620 feet to a point on the said south section line of the said Southeast Quarter of said Section 30; thence East 900 a distance of 740 feet to a steel post, being the Place of Beginning, containing approximately 10.53 acres, more or less; Reserving, however, to Grantee, its successors and assigns, a sixty feet ingress - egress easement over and across the following described sixty feet strip running east -west through the above described tract: Beginning at the Southeast corner of the Southeast Quarter (SE;) of Section 30, Township 9 North, Range 12 West of the 6th P.M., Hall County, Nebraska, running thence approximately West 900 a distance of 1,576.45 feet to a point on the South line of said Southeast Quarter to a steel post; thence North 900 a distance of 360 feet to the Place of Beginning of said Ingress- Egress easement; thence West 900 approximately 740 feet to a point on the west line of the said tract; thence North 900 on the said west property line a distance of 6o feet to a point on said line; thence East 900 approximately 740 feet to a point on the East line of said tract; thence South 900 on the said east line of said tract a distance of 60 feet to the Place of Beginning of said Ingress - Egress easement. GRANTOR covenants (jointly and severally, if more than one) with GRANTEES that GRANTOR: (1) is lawfully seised of such real estate and that it is free from encumbrances except easements, covenants and restrictions of record; (2) has legal power and lawful authority to convey the same; (3 ) warrants and will defend title to the real estate against the lawful claims of all persons.
