GALLES, is the <br />Successor Trustee under a Deed of Trust made and entered into on or about July 19, 2013, by and <br />between YENISEY URBAY GARCIA, a single person, Trustor, and U.S. BANK TRUST <br />COMPANY, NATIONAL ASSOCIATION, Trustee, MORTGAGE ELECTRONIC <br />REGISTRATION SYSTEMS, INC. as nominee for CharterWest National Bank, Beneficiary. <br />Said Deed of Trust was recorded on July 19, 2013, as Instrument No. 2013 -05852 of the Mortgage <br />Records of Hall County, Nebraska. Said Deed of Trust having been assigned by virtue of an <br />Assignment dated March 11, 2014 to U.S. BANK NATIONAL ASSOCIATION, and which was <br />filed for record on March 17, 2014, as Instrument No. 2014 -01459 of the Mortgage Records of Hall <br />County, Nebraska. GREGORY L. GALLES was appointed Successor Trustee by virtue of a <br />Substitution of Trustee dated December 10, 2014, and recorded April 3, 2015, as Instrument No. <br />2015 -02059 in the Office of the Register of Deeds for Hall County, Nebraska. GREGORY L. <br />GALLES, Grantor, in consideration of the sum of Forty-Two Thousand Three Hundred Fifty and <br />00 /100 Dollars ($42,350.00) and other good and valuable consideration received from U.S. BANK <br />NATIONAL ASSOCIATION, does hereby grant, bargain, sell, convey and confirm unto U.S. <br />BANK NATIONAL ASSOCIATION, (hereinafter "Grantee" where appropriate), the following - <br />described real property in Hall County, Nebraska, to wit: <br />LOT ONE HUNDRED SIXTEEN (116), BELMONT ADDITION TO THE CITY OF <br />GRAND ISLAND, HALL COUNTY, NEBRASKA. <br />to have and to hold the above - described premises together with all tenements, hereditaments and <br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever. <br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns: <br />1. That YENISEY URBAY GARCIA, as Trustor, failed to pay to Beneficiary payments which <br />were contractually due, and the Grantor, at the request of the Beneficiary, elected to declare <br />the entire unpaid principal balance, together with interest thereon at once immediately due <br />and payable. <br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on April 3, 2015, as <br />Instrument No. 2015 -02060 in the Office of the Register of Deeds of Hall County, Nebraska. <br />A copy of said Notice of Default was thereafter mailed to all parties entitled to notice, <br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska. <br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days <br />after filing of the Notice of Default. <br />4. That a Notice of Trustee's Sale was filed by Grantor on June 29, 2015, as Instrument No. <br />2015-04331 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said <br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice <br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S.
