Record and return to: <br />Grand Island Abstract, Escrow & Title Co. <br />704 West 3rd St., Grand Island, NE 68801 <br />KNOW ALL MEN BY THESE PRESENTS THAT, Leroy G. Heupel, a single person, Grantor, <br />whether one or more, in consideration of One Dollar and other valuable consideration, receipt of which is <br />hereby acknowledged, does hereby grant, bargain, sell, convey and confirm unto Tim Terjak and <br />Kendall J. Terjak, husband and wife, as joint tenants with right of survivorship, and not as tenants in <br />common, conveys to Grantee the following described real property in Hall County, NE: <br />All of a tract of land commencing at a point 250 feet south of the intersection of the south line of Syria Street <br />with the east line of High Street of the First Addition to the Town of Cairo, according to the recorded plat <br />thereof, said point of intersection being 60 feet south of the southwest corner of Lot 7, in Block 3, of the said <br />First Addition; thence south in the continuation of said east line of High Street 50 feet; thence east 140 feet to <br />intersect the west line of the alley of Block 1 of the Fifth Addition to the said Town of Cairo, according to the <br />recorded plat thereof; thence north in said last mentioned line 50 feet; thence west 140 feet to the place of <br />beginning, in Hall County, Nebraska, and the 2 feet conveyed by deed recorded in Book 121 of Deeds, Page <br />453. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right <br />and lawful authority to convey the same; and that grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />Executed this <br />Leroy .Heupel <br />STATE OF <br />COUNTY OF <br />SURVIVORSHIP WARRANTY DEED <br />The foregoing instrument was acknowledged before me this day of C,nt1I`D Y' s= <br />by Leroy G.
