MEHRING, Husband and Wife, <br />GRANTORS, for and in consideration of Three Hundred Thousand and No /100 Dollars <br />($300,000.00) received from GRANTEE, ARAPAHOE PROPERTIES, L.L.C., a Nebraska <br />limited liability company, PAUL P. PANKONIN and JESSICA L. PANKONIN, Husband and <br />Wife, convey to GRANTEE, the following- described real estate (as defined in Neb. Rev. Stat. <br />76 -201 in Hall County, Nebraska: <br />A part of the Northeast Quarter of the Northeast Quarter (NE 1/4 NE '/4) of Section <br />Twenty -One (21), Township Eleven (11) North, Range Nine (9) West of the 6th <br />P.M., Hall County, Nebraska, described as follows: Commencing at the <br />Southwest corner of the intersection of Anna and Eddy Streets, which streets are <br />now established and in use, thence Southwesterly along the South boundary of <br />Anna Street, a distance of 164.4 feet, thence Southeasterly at right angles, a <br />distance of 140.0 feet; thence Northeasterly at right angles, a distance of 164.4 <br />feet; thence Northwesterly along the Westerly boundary of Eddy Street, a distance <br />of 140.0 feet, to the place of beginning; said tract being a rectangular tract, having <br />a frontage of 140.0 feet on Eddy Street, and a frontage of 164.4 feet on Anna <br />Street, all in the City of Grand Island, Hall County, Nebraska <br />GRANTORS covenant with the GRANTEE that GRANTORS: <br />(1) are lawfully seised of such real estate and that it is free from <br />encumbrances, except easements and restrictions of record and a certain Deed of <br />Trust dated December 12, 2014 and recorded on December 12, 2014, as <br />Instrument No. 201407835 in the records of the Office of the Register of Deeds, <br />Hall County, Nebraska;; <br />(2) have legal power and lawful authority to convey the same; <br />(3) warrant and will defend the title to the real estate against the lawful <br />claims of all persons. <br />Executed this <br />day of September, 201 <br />
