LaVern R. Luhn and Esther C. Luhn, husband and wife, GRANTOR, in

<br />Addition to Wood River, Hall County, Nebraska; and
<br />The South Half (S 1/2) of the Southeast Quarter (SE 1/4) of Section Two
<br />(2) in Township Ten (10) North of Range Twelve (12) West of the 6th P.M.
<br />in Hall County, Nebraska, subject to a joint life estate hereby retained
<br />in and to both of the above described parcels of real estate by
<br />Grantors, LaVern R. Luhn and Esther C. Luhn, husband and wife, as
<br />joint tenants.
<br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE
<br />that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances,
<br />except roads and highways, easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all
