The affiant is the sole successor to the interest of all real property in the State of Nebraska of the decedent, Cheryl Ann Nelson, formerly known as Cheryl Ann Schafer, who died on September 7, 2000 2. As of the date of the death of the decedent, the decedent owned the following described real property: An undivided one - fourth NO interest in and to the Northerly Seventy -eight (78) Feet of the Southerly One Hundred Forty (140) Feet of the East Half (E%) of Block Five (5), Pleasant Home Subdivision, being a part of the East Half of the Southeast Quarter (E'2SE%) of Section Twenty -one (21), Township Eleven (11) North, Range Nine (9) West of the 6th P.M. in Hall County, Nebraska. 3. The value of the decedent's interest in all real property in the decedent's estate located in this state does not exceed $25,000.00. Said value has been determined from the value of the property as shown on the assessment rolls for the year in which the decedent died. 4. Thirty (30) days have elapsed since the death of the decedent, as shown in the certified /authenticated copy of the decedent's death certificate attached hereto. 5. No application or petition for the appointment of a personal representative is pending or have been granted in any jurisdiction. 6. Affiant is entitled to the real property by reason of the homestead allowance, exempt property allowance, or family allowance, by intestate succession., or by devise under the will of the decedent. 7. Affiant has made an investigation and has been unable to determine the existence of a subsequent will. 8. No other person has a right to the interest of the decedent in the described property. 9.
