<br />(34), Township Nine (9) North, Range Ten (10) West of
<br />the 6th P.M. in Hall County, Nebraska, except the prop-
<br />erty conveyed to the County of Hall, State of Nebraska,
<br />by the Deed recorded in Book 138, Page 345, of the Hall
<br />County real estate records,
<br />GRANTORS covenant with GRANTEE that GRANTORS:
<br />(1) are lawfully seized of such real estate and that it is
<br />free from encumbrances;
<br />(2) have legal power and lawful authority to convey the
<br />same; and
<br />(3) warrant and will defend title to the real estate against
<br />the lawful claims of all persons.
