<br />LARRY D. SCHAGER, as independent special trustee of the
<br />DONALD E. RAUERT AND JEAN M. RAUERT CHARITABLE REMAINDER UNITRUST,
<br />GRANTOR, in consideration of ONE HUNDRED EIGHTY -TWO THOUSAND SEVEN
<br />HUNDRED EIGHTY DOLLARS ($182,780), received from GRANTEE, WAYNE D.
<br />STOLTENBERG and MARY V. STOLTENBERG, husband and wife, as joint
<br />tenants and not as tenants in common, conveys to GRANTEE, the
<br />following described real estate (as defined in Neb. Rev. Stat. S
<br />76 -201):
<br />The South Half of the Southwest Quarter (S32-SW;) of
<br />Section Twenty -seven (27), Township Twelve (12) North,
<br />Range Ten (10) West of the 6t;h P.M., Hall County, Ne-
<br />braska, EXCEPT a tract of land comprising a part of the
<br />South Half of the Southwest Quarter (S 2SW;) of said
<br />Section Twenty -seven (27), and more particularly de-
<br />scribed as follows:
<br />Beginning at a point on the south line of said South Half
<br />of the Southwest Quarter (SSW;), said point being Eight
<br />Hundred Thirty -six and Thirty -one Hundredths (836.31)
<br />feet east of the southwest corner of said South Half of
<br />the Southwest Quarter (SzSW;); thence running easterly,
<br />along and upon the south line of said South Half of the
<br />Southwest Quarter (S?SW;), a distance of Five Hundred
<br />Sixty (560.0) feet; thence deflecting left 88'41'00" and
<br />running northerly, a distance of Four Hundred Sixty -six
<br />and Eighty -four Hundredths (466.84) feet; thence deflect-
<br />ing left 91'19' 00" and running westerly, parallel with
<br />the south line of said South Half of the Southwest
<br />Quarter (ASW;) , a distance of Five Hundred Sixty (560.0)
<br />feet; thence deflecting left 88'41100" and running
<br />southerly, a distance of Four Hundred Sixty -six and
<br />Eighty -four Hundredths (466.84) feet to the point of
<br />beginning (containing 6.000 acres, more or less).
<br />GRANTOR covenants with GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except easements, reservations,
<br />covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3 ) warrants and will defend title to the real estate against
<br />any acts of the GRANTOR.
