iC3131 CORPORATION WARRANTY DEED First Commerce Bancshares, Inc., a Corporation organized and existing under the laws of Nebraska, GRANTOR, in consideration of Ten (10) Dollars and other good and valuable consideration the receipt and sufficiency of which is hereby acknowledged hereby conveys to Mary Babel, an individual, GRANTEE, the following described real estate (as defined in Neb. Rev. Stat. 76.201): Lots Four (4), Five (5) and Six (6), Block Twenty -five (25), in the Original Town of Wood River, Hall County, Nebraska and part of vacated North Street as shown in Ordinance No. 21, recorded in Book "N ", Page 660. AND All of Lots Two (2) and Three (3) in Block Twenty Five (25), Original Town of Wood River, Hall County, Nebraska and a parcel of land lying between the West line of said Lot Three (3) extended South to the North line of North Street and the East line of said Lot Two (2) extended South to the North line of North Street, and between the South lines of said Lots Two (2) and Three (3), the North line of said North Street as fixed by Ordinance of the City of Wood River, Nebraska, which strip is Fifteen (15) feet, more or less, wide between the south lines of said Lots Two (2) and Three (3) in said Block Twenty Five (25). GRANTOR covenants with GRANTEE that GRANTOR: (1) is lawfully seised of such real estate and that it is free from encumbrances (2) has legal power and lawful authority to convey the same; (3) warrants and will defend title to the real estate against the lawful claims of all persons.
