ENGEL, husband and wife, each in his and her own right and as spouse of the other, herein called the Mortgagors, in consideration of ONE HUNDRED EIGHTY -FIVE THOUSAND ONE HUNDRED FORTY AND 17/100 DOLLARS ($185,140.17) do hereby mortgage to MARLIN D. MEIER, TRUSTEE OF THE MARLIN D. MEIER 2000 TRUST AND FRANCES A. MEIER herein called the Mortgagees, the real estate in Hall County, and State of Nebraska, described upon Exhibit A which is attached hereto and made a part hereof by this reference. This Mortgage is given to secure the payment of the principal sum of $185,140.17 and interest thereon, according to the terms of a certain Renewal Installment Note of even date, executed by the Mortgagors to the Mortgagees, due the 1st day of March, 2008. The Mortgagors further agree to maintain insurance upon the above described premises in an amount not less than the indebtedness due the Mortgagees with a loss - payable clause in favor of Mortgagors and Mortgagees as their interests may appear. The Mortgagors agree to pay all taxes and assessments upon said premises and all other taxes, levies and assessments levied upon this Mortgage and the Note which this Mortgage is given to secure before the same become delinquent. In the event the Mortgagors shall fail to obtain such insurance or pay such taxes before delinquent, the Mortgagees may purchase such insurance and pay such taxes or other liens and shall have a lien secured hereby for the amount so advanced with interest thereon at the rate of seven and one -half percent (7.50) per annum.
