If the default is not cured on or before the date specified in the notice, Lender at its option may require immediatf� payment in full of all surns securecl by this Security Instrument without further demand and may invoke the power of sale and a�zy other r�emedies permitted by Applicable Law. To the egtent permitted by la�w, Lender shall be entitled to collecC all expenses incurred in pursuing the remedies provided in this Section,including,but not limited to,reas�nable attorneys' fees and costs of title evidence. Trustee may postpone sale a�f all or any parcel of the Property by public announcement at the time and place of any previously sch�eduled salc�.Lender or its designee may purchase the Property at any sale. Upon receipt of payment of th�e price bid, Trustee shall d�liver to the purchaser Trustee's deed conveying the Property. The recitals in tbie Trustee's deed shall be pr.ima facie evidence of the truth of the statements made therein.
