201502522 <br />Quarter, a distance of 382.46 feet; thence N84 °42'02 "E a distance of 123.31 feet to a point on <br />the East right -of -way line of U.S. Highway 281 and the Southwest Corner of a tract of land <br />recorded in instrument No. 201202379, Hall County Register of Deeds, Grand Island, <br />Nebraska, said point also being the Point of Beginning; thence N05° 17'57 "W, along the West <br />line of said tract of land, a distance of 22.91 feet; thence N87° 14'30 "E a distance of 25.02 <br />feet; thence S05° 17'57 "E a distance of 21.80 feet to a point on the South line of said tract of <br />land; thence S84 °42'02 "W, along said South line of a tract of land, a distance of 25.00 feet to <br />the Point of Beginning. Said utility easement contains a calculated area of 559 square feet or <br />0.01 acres more or less, as shown on the tract drawing dated 07/08/14, marked Exhibit 11 <br />attached hereto and incorporated herein by reference. <br />together with the following rights, namely, unrestricted ingress and egress under, over, and across such <br />land for the purpose of exercising the rights herein granted, to excavate and refill ditches and trenches, and <br />the right to clear and keep clear of trees, roots, brush, hedges, undergrowth, and other obstructions from <br />the surface of such tracts interfering with the location, construction, inspection, repair, replacement, <br />removal, and maintenance of such utilities.
