Landlord, a landlord, and Tenant, as tenant, are parties to a certain Lease Agreement dated <br />January 2015, covering certain property located in Hall County, Nebraska as <br />particularly described as One (1) Billboard sign 20 ft x 100 ft. on that southeast portion of <br />Section 20, Township 10, Range 9, Hall County, Nebraska Including electrical poles to sign <br />(the "Demised Premises "), under which Landlord has leased to Tenant the Demised Premises <br />for the operation of Tenant's business thereon, as contemplated in the Lease; and <br />B. Landlord and Tenant desire to have this Memorandum recorded in the Official Records of <br />Hall County, Nebraska in order to provide notice to third parties of the existence of such <br />Lease affecting the Demised Premises and of certain terms thereof, as set forth below. <br />NOW, FOR GOOD AND VALUABLE CONSIDERATION, the receipt and sufficiency of <br />which are hereby acknowledged, the parties hereby state and confirm as follows: <br />1. 1. TERM. The term of this lease shall be for a period of twenty (20) years running consecutively, <br />beginning April 1, 2015 and terminating April 1, 2035. Thereafter, it is also agreed that Bosselman <br />Travel Centers, Inc., Tenant, shall have three (3) options to renew this Lease Agreement for additional ten <br />(10) year terms after each term has expired. <br />2. MISCELLANEOUS. This instrument is merely a Memorandum and is subject to all of <br />the terms, conditions and provisions of the Lease. In the event of a conflict between the terms of this <br />
