201501589 <br />(h) the right, in the name and on behalf of Maker, to appear in and defend any action <br />or proceeding brought with respect to the Mortgaged Property and to commence <br />any action or proceeding to protect the interest of Lender in the Mortgaged <br />Property; <br />(1) all additions, substitutions and replacements arising out of, in connection with, or <br />otherwise related to the collateral described in the foregoing subsections (a) <br />through (i) together with all interest, income, dividends, distributions and <br />earnings thereon and /or monies or revenues derived therefrom; and <br />(j) all products and proceeds of each of the foregoing. <br />
