<br />P.M., in Hall County, Nebraska, excepting a certain tract
<br />more particularly described in Warranty Deed recorded as
<br />Document No. 78- 000366; and
<br />The Southeast Quarter (SE1 /4) and the East one -third of the
<br />Southwest Quarter (SW1 /4) of Section Twenty -eight (28),
<br />Township Twelve (12) North, Range Eleven (11) West of the 6th
<br />P.M., in Hall County, Nebraska, excepting a tract more
<br />particularly described in Warranty Deed recorded as Document
<br />No. 78- 000365 and excepting a tract more particularly de-
<br />scribed in Joint Tenancy Warranty Deed recorded as Document
<br />No. 99- 112109.
<br />GRANTOR covenants (jointly and severally, if more than one) with
<br />GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except for covenants, restrictions
<br />and easements of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
