<br />This Deed of Trust is made January 28 , 2015, among JUSTIN W. GROFF and
<br />AMANDA L. GROFF, husband and wife, whose address is 319 Campbell Avenue, Doniphan, NE
<br />68832, Trustor, whether one or more (hereinafter referred to as "Borrower "), Charles W. Hastings,
<br />Attorney at Law, P.O. Box 1044, Hastings, Nebraska 68902 -1044 (herein "Trustee "), and
<br />BRADLEY C. SALLINGER and RITA M. SALLINGER, husband and wife, as joint tenants, whose
<br />address is 420 Campbell Avenue, Doniphan, NE 68832, (hereinafter referred to as "Lender ").
<br />Borrower, in consideration of the indebtedness herein recited and the trust herein created,
<br />irrevocably grants and conveys to Trustee, in trust, with power of sale, the following described
<br />property located in the County of Hall, State of Nebraska:
<br />Lot 31, Amick Acres, a Subdivision to the City of Doniphan, Hall County, Nebraska;
<br />together with improvements, fixtures, easements, rights, privileges and appurtenances located
<br />thereon or in anyway pertaining thereto, and the rents issues and profits, reversions and remainders
<br />thereof, all of the foregoing being referred to herein as the "Property".
<br />This Deed of Trust shall secure to Lender (a) the repayment of the indebtedness evidenced by
<br />Borrower's Note dated even date herewith (herein "Note "), in the principal sum of $200,000.00, with
<br />interest at the rate of 4% per annum thereon, providing for a final installment of principal and
<br />interest payable on February 1, 2035; (b) the payment of all other sums, with interest thereon,
<br />advanced in accordance herewith to protect the security of this Deed of Trust; and (c) the
<br />performance of the covenants and agreements of Borrower herein contained.
<br />1. Borrower Seized of Property. That Borrower is lawfully seized of the estate hereby
<br />conveyed and has the right to grant and convey the Property, that the Property is unencumbered, and
<br />that Borrower will warrant and defend generally the title to the Property against all claims and
