<br /> No Prior Assignmen�. Grantor has n�t pre�iousiy assigned ❑r conv�yed the Rents �v any other person by any

<br /> No Furth�r Transfer. Grantvr vuill no�se�l, assign, encumb�r, ar o�herwis� dispase of any of Grantor's rights in the
<br /> Ren�s except as pro�ided in�his Assignment.
<br /> LENDER'S RIGHT T� RECEIVE AND C�LLECT RENTS. Lender shall ha�e �he righ� a� any time, and e�en th�ugh na
<br /> defau�t shai[ ha�e oc�urred under this Assignmen�, �❑ collect and rece�ve the Ren�ts. For this purpase, Lender is hereby
<br /> g��en and granted the faii�wing rights, pnwers and authority:
<br /> Notice �o Tenants. Lender may send notic�s to any and all tenants of �he Property ad�is�ng them of �his
<br /> Assignment and directing all Rents�o be paid directly to Lender or Lender`s agen�.
<br /> Enter fihe Proper#y. Lender may enter upon and take possession ofi the Property; demand, cal[e�ct and receiW�from
<br /> the tenants or �rom any other persvns liable th�re�ar, all ❑f the Rents; insti�ute and carry ❑n aIE legal praceedings
<br /> necessary for �he protecfiion at fihe Praper�y, including such proceedings as may be n�cessary �o recaver
<br /> passessian o�the Prap�rty; colle�t the Ren�s an�l rema�e any tenant or��nan�s ar o�her persons fram�he Pr�perty.
<br /> Maintain#he Property. Lender may enter upon �he Property to mainfiain th� Praper�y and keep �he same in repair;
<br /> to pay the costs therea# and o�all ser�ices of all employees, including �heir equipmen�, and of al� contEnuing c�sts
<br /> and expenses fl�main�aining�he Property in p�oper repair and condition, and alsa�❑ pay all fiaxes, assessmen�s and
<br /> wat�r ufii�ities, and the premiums ❑n fire and ❑�her insurance e�'�ected by Lender on the Property.
<br /> Complian�e with Laws. Lender may dv any and all things �o execute and compfy with the laws fl� the Sta�e of
<br /> Nebraska and also al! ❑�her �aws, ru[es, orders, ❑rdinances and requirements �� aII ❑ther ga�ernmental agencies
<br /> a�fecting the Property.
<br /> Lease#he Property. Lender may ren�or lease the whvEe ❑r any part o��he Praperty for such term vr t�rms and ❑n
<br /> such candi�ions as Lender may deem appropriate.
<br /> Employ Agents. Lender may engage such agen� or agents as Lender may deem appr�priate, either in Lender's
<br /> name or in Grant�r's name,ta rent and manage the Property, including the collectian and appl��ation❑f Rents.
<br /> t]fiher Acts. Lend�r may d❑ all such other th�ngs and ac�s with respe�t to the Property as Lender may deem
<br /> appropria�e and may act exclusi�ely and salely in the place and stead o� Granfiar and t❑ ha�e a�l of the powers of
<br /> Gran#ar fior the purposes stat�d abo�e.
