2U � � � U696 <br /> 2. Water. Public water is available to the subdivision and the Subdivider agrees <br /> to extend, connect and provide water service to all lots in the subdivision in accardance with plans <br /> and specifications approved by the Director of Public Works, and subject to the City's inspection. <br /> 3. Sanitary Sewer. Public sanitary sewer is available to the subdivision and the <br /> Subdivider agrees to extend,connect and provide sanitary sewer service to a111ots at the time of their <br /> development in accordance with plans and specifications approved by the Director of Public Works, <br /> and subject to the City's inspection. <br /> 4. Storm Drainage. The Subdivider shall prepare and develop both a temporary <br /> and long-term drainage plan for this subdivision, in accordance with plans and specifications <br /> approved by the Director of Public Works, and subject to the City's inspection. This drainage plan <br /> shall integrate with the overall storm water drainage plan approved for the area covered by the <br /> Preliminary Plat for Summerfield Estates First Subdivision. The Subdivider agrees to grade all lots <br /> in the subdivision in conjunction with the development proposed thereon so that storm drainage is <br /> conveyed to a public right-of-way or to other drainage systems so approved by the Director of Public <br /> Works. <br /> 5. Ingress/Egress Restrictions. The Subdivider agrees that no vehicular <br /> ingress/egress access to Tract"A" sha11 be allowed directly from 13r'' Street within three hundred feet <br /> (300')of the intersection of 13'�' Street and North Road and that ingress/egress access from 13"' Street <br /> and North Road to Tract"A" shall be subject to approval by the Public Works Department. <br /> 6. Sidewalks. The Subdivider shall install all public sidewalks required by the <br /> City of Grand Island when the lots are built upon, and such sidewalk shall be regulated and required <br /> with the building permit for each such lot. <br /> - 3 - <br />
