<br /> You are hereby notified that Celestino Perez,a single person,as Trustor,did on or about December
<br /> 29, 1992,make,execute and deliver unto Columbus Federal Savings Bank,Trustee,a Deed of Trust wherein
<br /> said Trustor conveyed the following-described real property:
<br /> Lot Four(4), of the County Subdivision of the South Half of the Southeast
<br /> Quarter(S 1/2 SE 1/4)of Section Sixteen(16),Township Eleven(11)North,
<br /> Range Nine (9) West of the 6th P.M., Hall County, Nebraska, except that
<br /> part of said Lot Four (4) deeded to the City of Grand Island, which is
<br /> recorded in Book 46 of deeds at Page 601, Records of Hall County,
<br /> Nebraska, and also, Part of Lot Five (5), County Subdivision of the South
<br /> half of the Southeast Quarter (Sl/2 SEl/4) of Section Sixteen (16)
<br /> Township Eleven (11)North, Range Nine (9) West of the 6th P.M., more
<br /> particularly described as follows: Commencing at the Northwest corner of
<br /> said Lot Five(5),running thence in a southerly direction along the westerly
<br /> line of said lot,forty(40)feet;thence at right angles in an easterly direction
<br /> and parrellel with the northerly line of said lot, forty-two (42) feet; thence
<br /> at right angles in a northerly direction and parrellel with the westerly line

<br /> On or about December 31, 1992, Columbus Federal Savings Bank, Beneficiary, assigned all of its
<br /> right, title and beneficial interest in the Deed of Trust to Principal Mutual Life Insurance Company. The
<br /> Assignment was recorded January 11, 1993,in the office of the Register of Deeds of Hall County,Nebraska,
<br /> as Instrument No. 93-100236.
<br /> On or about May 4, 1994, Principal Mutual Life Insurance Company, Beneficiary, assigned all of
<br /> its right, title and beneficial interest in the Deed of Trust to Principal Residential Mortgage, Inc. The
<br /> Assignment was recorded June 24, 1994, in the office of the Register of Deeds of Hall County,Nebraska,
<br /> as Instrument No. 94-105449.
<br /> Michael E. Currans, Attorney at Law, has been appointed Successor T'rustee, pursuant to a
<br /> Substitution of Trustee filed for record with the Register of Deeds of Hall County, Nebraska.
<br /> You are further notified that there has occurred a breach of an obligation of the Trustor for which
<br /> the Trust property was conveyed as security, to-wit, that the Trustor has failed to pay the Beneficiary
<br /> payments which were contractually due.
<br /> You are further notified that the Beneficiary has elected to declare the entire unpaid principal
<br /> balance,together with interest thereon,at once due and payable, and the Trustee has elected to sell or cause
<br /> to be sold the real property described in said Deed of Trust to satisfy said obligation.
