No residential dwelling structure of one (1) level shall be constructed of <br /> less than fifteen hundred (1500) square feet of living area, exclusive of <br /> basements, garages, porches, patios, decks or enclosed decks. No multi- <br /> level dwelling should exceed two (2) stories in height and be constructed <br /> of less than twelve hundred (1200) square feet of living area on the <br /> ground floor, exclusive of garages, basements, porches, patios, decks, or <br /> enclosed decks. <br /> 18. Each dwelling structure shall have an attached garage for not less than <br /> o three (3) cars, and not more than four (4) cars, with a maximum of four (4) <br /> single car garage doors, unless approved by Trail View Estates, SSB <br /> Development, L.L.C. <br /> 19. One additional detached garage, yard or out building not larger than 30' X <br /> 60' will be allowed on the back half of the lot and be constructed of the <br /> same design quality and materials as the existing residence and approved <br /> by the Trail View Estates, SSB Development, L.L.C. <br /> 20. The front face wall or walls of each dwelling, that are parallel to the <br /> affronting street, are to be covered with no less than fifty (50) percent of <br /> clay fired brick or stone, not including the garage door area. Each dwelling <br /> must not have any exposed foundation on the front of the house. <br /> 21. Each dwelling shall be set back forty (40) feet from the front lot line. Side <br /> lot lines should conform to the zoning and building regulations of the City <br /> of Grand Island, Nebraska. <br /> 22. No fences shall be constructed of chain link, barbed wire, woven wire, <br /> creosote treated posts or any other unsightly material. Any privacy fences <br /> shall not exceed six (6) feet in height. No fencing of any kind shall be <br /> constructed or maintained in the front yard of any lot. <br /> 23. The purchaser of a lot shall begin construction of his/her home within two <br /> (2) years of purchasing the lot. Completion of the home shall be within <br /> twelve (12) months from start of construction. <br /> 24. No sod, earth, sand or gravel shall be removed to the injury and devalue <br /> of the appearance of any lot. The elevation of a lot shall not be changed <br /> markedly as to materially affect the surface elevation or grade of <br /> surrounding lots. <br />
