By this instrument I intend to create a Durable Power of Attorney under the Nebraska Uniform Power of Attorney Act. This instrument revokes all prior powers of attorney inconsistent with the terms herein. I grant my agent authority, pursuant to NEB. REV. STAT. § 30 -4027, to sell, convey, execute and deliver any deed or other instrument of conveyance that may be essential or required for the proper conveyance of the following described real property: Tract One: The North Half of the Southwest Quarter (N 1/4 SW 1 /4) of Section Thirty (30), Township Nine (9) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska, EXCEPT a tract of land now known as Lot One (1), Rainforth Acres Subdivision, Hall County, Nebraska. Tract Two: The Southwest Quarter (SW %) of Section Seventeen (17), Township Nine (9) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska, EXCEPT Pine Knoll Subdivision, and EXCEPT that part conveyed by deeds recorded in Book 178, Page 467, and Book 179, Page 441, Deed records of Hall County, Nebraska. ARTICLE III Effective Date This power of attorney is effective immediately. ARTICLE IV Reliance on this Power of Attorney Pursuant to NEB. REV. STAT. §30 and §30 4006(4), any person, including my agent, may rely upon the validity of this power of attorney or a copy of it unless that person knows it has terminated or is invalid.
