<br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed August
<br />18, 2011, by ELMER RAMIREZ and NANCY FLORES, husband and wife, Trustors, in favor of
<br />MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. as nominee for CharterWest
<br />National Bank, its successors and assigns, as Beneficiary, and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION, as Trustee, and which was filed for record on August 19, 2011, as
<br />Instrument No. 0201106194, of the Mortgage Records of Hall County, Nebraska. Said Deed of Trust was
<br />assigned by the original Beneficiary, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS,
<br />INC. as nominee for CharterWest National Bank to U.S. BANK NATIONAL ASSOCIATION, by
<br />virtue of an Assignment dated December 6, 2012, and filed for record on December 13, 2012, as Instrument
<br />No. 201210576 of the Mortgage Records of Hall County, Nebraska. GREGORY L. GALLES has been
<br />appointed as Successor Trustee, replacing U.S. BANK TRUST COMPANY, NATIONAL
<br />ASSOCIATION. Said Deed of Trust conveys property legally described as follows:
<br />THE NORTH FIFTY -TWO (52) FEET OF LOT ONE (1), BLOCK TWENTY -FIVE (25),
<br />PACKER & BARR'S SECOND ADDITION, GRAND ISLAND, HALL COUNTY,
<br />NEBRASKA.
<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non - payment of the
<br />installment payments due under the Deed of Trust. In addition, Trustors are hereby liable to the Successor
<br />Trustee, GREGORY L. GALLES, for all fees and costs associated with this default and recoverable
<br />pursuant to Nebraska statute § 76 -1012.
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the trust
<br />property to satisfy the obligation referred to above.
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation and
<br />Deed of Trust may be thereby reinstated as provided in § 76 -1012.
