20000029� and this mortgage shall from date thereof secure the repayment of such amounts paid with interest. If any payment under the mortgage and the accompanying note is not paid when due or at maturity or if there is any other default in the terms, covenants and conditions of this mortgage, the mor�gagee shall first give the mortgagor written notice of the default and an opportunity to pay the debt secured hereby or cure the default within thirty days thereafter. If the default is not cured within thirty days, the mortgagor confers upon the mortgagee the option of declaring the unpaid balance of the principal amount due under the note and the interest accrued thereon, together with all amounts advanced hereunder, immediately due and payable and hereby authorizes and empowers the mortgagee to foreclose this mortgage by judicial proceeding or otherwise in accordance with the statutes governing this transaction, and out of the moneys arising from any sale of the property secured by this mortgage to retain all amounts secured hereby, with interest, and all legal costs and charges of the foreclosure, including the maximum attorney's fee permitted by law, which costs, charges and fees the mortgagor herein agrees to pay. The mortgagor may not prepay this mortgage in full or in part at any time. Wherever "mortgagor" or "mortgagee" are used in this instrument, those terms shall be construed to include the heirs, successors and assigns of the parties.
