TAXE3, A33E3SMENTS AND CHARGES. Trustor shall pay all taxes, assessments and other charges, including, wdhout <br /> limitetion, fines and impositions attributeble to the Property, and leasehold payments or ground rents, 'rf any, before the same <br /> become delinquent Trustor shall promptly iurnish to Beneficiary all notices of nmounts due under this paregraph, and in the event <br /> Truator shnll meke payment directly,Trustor shall prompty turnish to Beneficiary receipts evidencing such payments. Trustor shall <br /> pay all taxes end assessments which mey be levied upon Beneficiary's interest herein or upon this Deed of Trust without regard to <br /> eny lew thet may be enacted imposing payment of the whole or any part thereof upon the Beneficiary. <br /> 6. ADDITIONAL LIEN8 AND PROTECTION OF BENEFICIARY'S SECURITY. CONDEMNATION.If title to eny part of the Property shall be tnken in condemnation proceedings,by right of eminent domain <br /> or similar action,or shall be sold under throat of condemnation,all awards,damagea nnd proceeds aro hereby aasigned and shall be <br /> paid to Beneficiary who shall apply such awerds,damnges and proceeds to the sum secured by this Deed of Trust,with the excess, <br /> 'rf any, paid to Trustor. If Trustor receives eny notice or other information regarding such actions or proceedings, Trustor shall give <br /> prompt written notico thereof to Beneficiary. Beneficiary shnll be entitled, at its option,to commence, appear in and prosecute in its <br /> own nama any such action or proceedings and shall be entdled to make any compromise or settlement in connection with any such <br /> ection or proceadings. <br /> 3. FUTURE ADVANCES. Upon request of Trustor, Beneficiary at Beneficiary's option, prior to reconveyance of the Property to <br /> Truator, may maks futurs advances to Truator. Such future advances, with interest thereon, shall be secured by this Trust Deed <br /> when evidenced by promisaory notea stating that said notes are secured hereby;provided that at no time shall the secured principal, <br /> future edvances, not including suma advenced to protect the security, exceed Twa Hundred percent(200%)of the original principal <br /> amounts s�cured henby. <br /> 4. REMEDIE3 NOT EXCLUSIVE.
