<br /> shall maintain the Property free of all liens ha�ing pri�ri�ty oWer or equai tv the interes�of Lender under this Deeci of

<br /> Trus�.
<br /> PRQPERTY DAi�IAGE IiVSURANCE. The �ollowing pro�ision� relat�ng to insur�ng �he Property are a part�f this Deed o�
<br /> Trust.
<br /> IVlaintenance o� Insurance. Trustor shall pr�cure and maintain policies o�f fire insurance with standard extended
<br /> co�erage endors�ments on a replacemen� basis for the fu�l insurable �alue c�Wering aff Imprv�ements Qn the Real
<br /> Property in an amount su��icient to a�oid app[�cati�n af any �vinsuran�e clause, and with a standard mortgagee
<br /> clause in fa�or��Lende�. Trus�or sha[[ alsv procure and maintain comprehensi�e genera[ �iah��ity insurance in such
<br /> co�erage amoun�s as Lender may request wifih Trustee and Lender being named as additional insureds in su�h
<br /> liabili�y insurance pvlicies. Additiona[fy, Trust�r sha[[ maintain such vther insurance, including but not limited to
<br /> hazard, business interruption, and b�ifer insurance, as Lender may reasonab[y require. P�licies sha[� b� written in
<br /> �orm, amounts, co�erages and basis reasonably ac�eptab[e to Lender and issued by a company ar companies
<br /> reasanably acceptable t� Lender. Trust�r, upon request af Lend�r, will deli�er tn Lende� �ram tim� �o time the
<br /> policies or cer�if�cates o�F insurance in form satis�fac�ory ta Lender, including stipula�ivns that coWerages will no� be
<br /> cancelfed or diminished with�ut at least ten ���]� days prior writ�en notice to Lender. Each insurance po[icy also
<br /> shall include an end�rsement pro�iding that co�erage in faWor vf Lender wifl not be impaired in any way by any act,
<br /> vmissi�n or defaul� af Trustor vr any other person. Sh�uld the Real Property be lvcated in an area designa�ed by
<br /> the Adminis�rator of the Federal Emergen�y Management Ag�ncy as a specia[ flood hazard area, Trus�or agrees to
<br /> ohtain and maintain Federal Flood Insurance, if a�ailable, for the full unpaid principal balance of the 1Qan and any
<br /> prior liens an the prvperty securing the loan, up to the maximum policy [imits set under the Nationa{ Flaod
<br /> Insurance Program, o�as o�herv�rise required by Lender, and fio mainta�n such insurance for the term af the Ivan.
<br /> LEN�EFi'S E}CPENI]lTUFiES. lf any act�on or proceeding is commenced that woufd materially af�ec'� Lender's Enterest in
<br /> the Property ar if Trustvr fiails to comply with any pro��sion o�this Deed o�Trust �r any Related Documentsr including
<br /> but not limi�ed to Trustor's �railure �o discharge or pay when due any amaunts Trustor is required �o discharg� or pay
<br /> under this Deed a�Trus-t or any Related Qocuments, Lender on Trus-��r=s �ehal�may {but shall not be ol���ga�t�d ta� take
<br /> any act�on tha�t Lender d�ems appropriate on the Property and paying all costs for insuring, maintaining and pr�ser�in�
<br /> �he Property, A[� such expenditures incurred or paid by Lender far such purposes will then bear interest at the rate
<br /> charged under the N�te fr�m the date incurred or paid �y Lend�r to the date a� repaym�nt by Trustor. Aff such
<br /> expens�s will become a part of �he Indeb�edness and, at Lender's vption, wiff �A} be payabfe on demand; {B} he
<br /> added to the bafance of�he Note and be appor�ioned among and be payable v�rith any ins�allmen� payments to �ecome
<br /> due during e�ther �1} the te�m of any applicabfe insurance poficy; vr �2y �he remaining term o�the Nate; or �C} be
<br /> treated as a balloon payment which will be du� and payable a�the No�e's maturity.
<br /> �1VARRANTY; DEFENSE�F TfTLE. The fo[�owing pro�isi�ns relating to ownership�f the Property are a part of this Deed

<br /> Title. Trustor warrants that: �a� Tru�stor holds good and marketable titfe of record to �he Praperty in �ee simp�e,
<br /> free and clear of al[ iiens and encumbrances other than th�se set �vrth in the R�al Pr�p�rty description vr in any
<br /> tit�� insurance policy, title repar�, or final ti�le opinion issued in faWor a�, and accepted by, Lender in connection
<br /> with this Deed ��Trust, and {b} Trustor has the full righ�t, power� and auth�ri�y�o execute and deli�er this Deed v�
<br /> Trust to Lender.
<br /> Defense of Ti�le. 5ubject ta the exception in the paragraph aba�e, Trustor warrants and wif[ �ore�er defend the
<br /> tit[e to�he Property against the lawful claims o#all persons.
<br /> EVENTS �F �EFAULT. Each �f the �aflowing, at Lender'� option, shall �ons�itute an EWen� o'� Defauft under this D�ed

<br /> Paymen�Defau[t. Trustvr�aifs to make any paymen�when due under the Indebtedness.
<br /> ��her Defaul�. Trus�or fails to c�mp[y wi�h any�ther term, �hligatian, co�enan�or c�ndition contained in this Deed
<br /> o�Trust or in any of the R�lated Documents.
<br /> Comp��an�e De�aul�. Failure tv comply vvi�h any other ferm, obliga�ion, c�W�nant or conditian contained in this
<br /> Deed of Trus�, the Note or in any a�the Related aocuments.
<br /> � �e�aul�on �ther Payments. Fai[ure ❑f Trustor wi�hin the time r�quired by�his ❑eed of Trust to make any payment
