201405905 <br />LIMITED POWER OF ATTORNEY <br />We, Antonio Tzirikidis and Christina Tzirikidis, husband and wife, (hereinafter "Principal "), <br />appoint Gerald Jantzi and Sophia Jantzi, jointly, (hereinafter "Agent ") to serve as my Agent <br />( "Agent ") and to act for me, subject to the provisions of this instrument. <br />This Power of Attorney grants the following powers with respect to the property located at 201 E. <br />Syria Street, Cairo, Nebraska, and legally described as : <br />Lot Fifteen (15), except the South Ten Feet (S10') thereof, and all of Lot Sixteen <br />(16), Block Two (2), Fifth Addition to the Village of Cairo, Hall County, Nebraska: <br />1. To sign, and /or execute all documents necessary to the consummation of the sale of the above <br />referenced property, including, but not limited to, the execution of purchase agreements, deeds, <br />settlement statements, affidavits, disclaimers, truth -in- lending disclosures, good faith estimates of <br />closing costs, and any and all other documents which might be required by any title company, <br />attorney, mortgage company, or closing agent in connection with such sale; <br />2. To approve settlement statements authorizing disbursements by the closing agent; <br />3. To do every act and sign every document necessary or appropriate to convey the property and <br />otherwise accomplish the powers granted by this Power of Attorney. <br />4. Principal appoints Agent named above to act for Principal in accordance with the powers <br />granted herein, in connection with the Property, and Principal ratifies all acts done by Agent <br />pursuant to this appointment. Agent's authority hereunder shall begin on the date this document <br />is signed and shall end on the Termination Date, unless revoked earlier by Principal's written <br />statement of revocation. Principal further authorizes Agent to indemnify and hold harmless any third <br />party who accepts and acts under this Power of Attorney and represents to all such third parties <br />that they may recognize the authority of Agent may transact with Agent in the same manner and <br />to the same extent as they would transact with Principal. <br />5. This is a limited power of attorney and my agent has no power to vary or extend this document. <br />This instrument shall be governed by the laws of the State of Nebraska in all respects, including <br />its validity, construction„ interpretation and termination. <br />6. My Agent is authorized to make photocopies of this instrument as frequently and in such <br />quantity as my Agent shall deem appropriate. All photocopies shall have the same force and effect <br />as any original. <br />7.
