<br /> prior to rntry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would be then due under
<br /> this Mortgage, the Note and notes securing Future Advnnces, if any, had no acceleration occurred; (b) Borrower cures alt
<br /> breaches of any other covenants or agrcements of Borrower contained in this Mortgage; (c) Borrower pays alt reasonable
<br /> r, expenses incurred by Lender in enforcing the covenanu and agreements of Borcower contained in tbis Mortgage and in
<br /> enforcing L.ender's remedies as provided in paragraph 18 hereof, including, but not limited to, reasonable attorney's fees; and
<br /> , � (d) Bonower takes such action as Lender may reasonably require to assure that the lien of this Mortgage, Lender's interest
<br /> in the Property andBorrower's obligation to pay the sums secured by this Mortgage shall continue unimpaind. Upon such
<br /> � payment and cure by Borrower, this Mortgage and the obligations secured hereby shall remain in full force and effect as if
<br /> no acceleration had occurred.
<br /> 20. A�ignment oE Reats; Appointment of Receiver, Lender ln Possesston. As additional security hereunder, Borrower
<br /> ' hereby assigns to Lender the rents of the Property, provided thut Borrower shall, prior to acceleration under paragraph 18
<br /> r hereof or abandonment of the Property, have the right to collect and retain such rents as they become due and payable.
<br /> Upon acceleration under paragraph 18 hereof or abandonment of the Propeny, Lender, in person, by agent or by
<br /> j judicially appointed receiver, shall be entitled to enter upon, take possession of and manage the Property and to collect the
<br /> rrnts of the Propeny, induding those past due. AII rents collected by Lender or the receiver shall be applied first to payment -
<br /> of the costs of management of the Property and collection of rents, inctuding, but not limited to. receivers fees, premiums on
<br /> receiver's bonds and reasonable attorney's fees, and then to thc sums securod by this Mortgage. Lender and the receiver
<br /> shatt be liable to account oaly for those rents actuaily received.
<br /> � 21. Futurc Advances. Upon request of Borrowe.-. Lender, at Lender's option prior to release of this Mortgage, may
<br /> j make Future Advances to Borrower. Such Fumre Advances, with inierest thereon, shatl be secured by this Mortgage when
<br /> j evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal amount of the
