<br /> 7. Condemnation. In the event the Property, or any part thereof, shall be taken by eminent domain, the Mortgagee
<br /> is empowered to collect end xeceive all comper.sation which may be paid for any properCy taken or for damages to property
<br /> not teken, ana Mortgagee shall apply such compenaat�on; at its optlon, efther to a reducGon of the indebtednesg secu:ed
<br /> hereby or to repair and restore the property so dainaged.
<br /> r .. 8. Yerformance by Mortgagee. Mortgagee may, but shall have no obligation, to do any act which the Mortgagor
<br /> has agreed but fails to do, and Mortgagee mey also do any act it deems necessary W protect the lien hereot. Mortgsgor
<br /> agrees to repay, upon demand, any sums so expended by the Mortgagee for the above purposes, and any sums so expended
<br /> by the Mortgagee shall be added to the indebtedness secured hereby and becomesubject to the lien hereof. Mortgagee
<br /> ' s6alC notincur any personat Iiability because oP anything it may do or omit to do hereunder.
<br /> 9. Default; Assignment of Rents. Time is of the essence hereof, snd upon Mortgagor's defaWt in any covenant
<br /> oragteement of this Mortgage, including covenants to pay when due the sums securnd by th➢s Mortgage, the Mortgagee shell
<br /> be entitled, st its sole optton and without notice, to declarn all sums secured by this Mortgage to be immediately due and
<br /> payable and may commence fornclasure of this Mortgage . by judicial proceedin�s; and, provided Lurther, that upon such -
<br /> default the Mortgagee, or a receiver appoiated by a court, may at its option and without regard to the adequacy of the
<br /> security, enter upon and take possession oC the Property and collect the rents, issues and pro6ts therntrom and apply them
<br /> tist to tt�e cost of rnllection and operation of the Property and then upon the indebtedness secured by this Mortgagee;
<br /> said mnts, issues and proHts being assigned to the Mortgagee as Nrther security [or t6e payment of the indebtednesa

<br /> 10. 14ansfer of Property. It all or any part of the Property is sold or trans[erred without Lhe express written con-

<br /> 11. Future Advances. Upon request of Mortgagor, Mortgage¢ may make additional and future advances to
<br /> Mortgagee. Such advences, with interest thereon, s6a11 be secured by this Morcgage w6en evidenced by promissory notes
<br /> stating that said notes are secured hereby. At no time shall the principal amount oY the indebtedness securnd by this
<br /> Mortgage, not including sams advanced to p:otect the security of this Mortgage, exceed the originsi Note.
<br /> 12. Miscellaneaus Provisions
<br /> (a) My fornbeaxance in exercising any right or remedy shall not be a waiver thereoL
<br /> (b) All remedies provided herein are distinct and cumulative to any other right aftorded by law or equity;
<br /> and may be exercised aoncurrentiy, independently or successive►y.
<br /> (c) The covenenfs and agreements contained herein shall bind, and Lhe dghts inure to, the respecttve
<br /> successors and assigns of the Mortgagor and the Mortgagee.
<br /> (d) All covenants 8nd agreements of the Mortgagor are joint and several.

<br /> ' 13. Release. Upon payment of all sums securnd by this Mortgage, Mortgagee shall discharge this Mortgage and
<br /> shall execute and deiiver a satisfactory release theretor.
