<br />� Kenneth I. Combs and Stella L Combs, husband and wife, hexein
<br /> called the Grantors, in consideration of One Dollar ($I.00) , receipt
<br />, o£ which is hereby acknowledged, hereby grant and convey unto the
<br /> CITY OF GRAND ISLAND, NF.BRASKA,
<br /> a municipal corporation in Hall County, Nebraska, herein called the
<br /> Grantee, a permanent and perpetnal right-of-way and easernent to con-
<br /> struct, operate, maintain, extend, repair, replace , and remove an under-
<br /> ground sanitary sewer main, and appurtenances connected with such sewer
<br /> main, upon, underneath, and through the tract of land and. real estate
<br /> described as follows:
<br /> Beginning at a point on the easterly line of Lot 4,
<br /> Block 19, Schimmer's Addition, said point lying 44 feet
<br /> (13.411 meters) southerly from the northeast corner of �
<br /> said Lot 4; thence running westerly on a line parallel
<br /> to and 44 feet (13.411 meters) southerly from the north- ' `'

<br /> (1.067 meters) to the easterly line of said Lot 4; thence
<br /> running northerly on the easterly line of said Lot 4 a
<br /> distance of 44 feet (13.411 meters) to the point of begin- '
<br /> ning as shown on the plat marked Exhibit "A" attached hereto
<br /> and incorporated herein by reference,
<br /> together with the following rights, namely: Unrestricted ingress and
<br /> egress within, through, and across the above described tract of land £or
<br /> the purpose of exercising the rights herein granted, and the right to
<br /> clear and keep clear of trees, roots, brush, shrubbery, and obstructions
<br /> from the surface of such easement area.
<br /> The Grantors, for themselves, their heirs, adm.inistrators, successors,
<br /> and assigns, hereby covenant that no structures or other obstructions -
<br /> shall be erected or permitted on the easement area described above.
<br /> The Grantors, for themselves, their heirs, administrators, successors
<br /> and assigns, hereby covenant that the rights and privileges herein granted
<br /> sha13 run with the title to such tract of land and shall be binding upon
