<br /> Keith A. De Braal and Ronda E. De Braal husand and
<br /> wife, herein called the mortgagor in consideration of $7,700.00
<br /> does hereby mortgage to Kenneth E. Russell and Marie Russell,
<br /> husband and wife herein called the mortgagee, the following
<br /> described real estate in Hall County, and State of Nebraska:
<br />- FRACTIONAL LOT FOUR (4) , IN FRACTIONAL BLOCR
<br /> - FOUR (4)� IN JOHN W. LAMBERT'S ADDITION TO THE
<br /> CITY OF GRAND ISLAND, NEBRASKA.
<br /> This morgage is given to secure the payment of the principal
<br /> sum of $7,700.00 and interest thereon, to be paid at the
<br /> rate of $125.00 per month with payment to include interest
<br /> at the rate of _��, all according to the terms of a
<br /> certain promissory note of even date, executed by the mortqagor
<br /> to tlie mortgagee_
<br /> The mortgagor further agrees to maintain insurance upon the
<br /> above described premises in an amount not less than the
<br /> indebtedness due the mortgagee with a loss-payable clause in
<br /> favor of mortgagor and mortgagee as their interests may
<br /> appear. The mortgagor agrees to pay all taxes and assessments
<br /> upon said premises and all other taxes, levies and assessments
<br /> levied upon this mortgage and the note which this mortgage
<br /> is given to secure before the same becomes delinquent. In
<br /> the event the mortgagor shall £ail to obtain such insurance
<br /> or pay such taxes before delinquent, the mortgagee may
<br /> purchase such insurance and pay such taxes or other liens
<br /> and shall have a lien secured hereby for the amounts advanced
<br /> with interest at the maximum rate allowed by law.
<br /> In the event the mortgagor defaults in the payment of said
<br /> indebtedness or any installment thereof, or fails to perform
<br /> any of the other agreements herein, the mortgagee at his
<br /> election may declare the entire debt secured by this mortgage
<br /> to be due and collectable at once; and may foreclose this
<br /> mortgage for the satisfaction thereof.
<br /> The mortgagor further agrees that payment hereunder shall be
<br /> made to mortgagees as joint tenants and in the event of the
<br /> death of either of said mortgagees, all payments due hereunder
<br /> shall be made to the survivor of them who may execute and
<br /> deliver a release hereof which shall er_tinguish the interests
<br /> of a11 mortgagees hereunder.
