<br /> allowed by law or federai regulation . Principal amounts prepaid p � ior to maturity must
<br /> be in amounts equat to one or more subsequent principal payments .
<br />� 3 . That in addition to , and together with , the monthty installments provided for
<br /> under the terms of the atoresaid Promissory Note and any other notes or agreements tor
<br /> addltionai advances as provided herein Mortgagor will pay as an advance payment to
<br /> Mortyagee on the first day of each month until said Note and the total indebtedness
<br /> secured hereby is fully paid , an amount estimated by Mc� rtgagee to be sufficient to enabie
<br /> the Mortgagee to pay all taxes , assessments ( general or speciai ) , rents , and other
<br /> similar charges against the above described premises , as the same become due . Such
<br /> advance payments shall be paid each rtanth together with the monthly installments p rovided
<br /> for under the terms of said Promissory Note and any other notes or aoreements for
<br /> additional advances as provided herein in a single payment and shali not be , nor deemed ,
<br /> to be , trust funds but may be commingled with other such funds or the general funds of the
<br />, Mortgagee , and no interest sha ! ! be payable in respect thereot . ,^dortgagor shal ! promptly
<br /> forward to Mortgagee aii bills for taxes , assessments and rents and hbrtgagee will use
<br /> said advance payments for the payment of said biiis . Mortgagee may , from time to time ,
<br /> at its option , waive , and after such waiver , reinstate any and all provisions of this
<br /> paragraph requiring such advance payments , by notice to Mortgagor in writing . While such
<br /> waiver is in effect , Mortgagor shall pay al � taxes , assessments and rents as otherwise
<br /> provided hereinafter .
<br /> 4 . If the total of the advance payments made by the Mortgagor shall exceed the
<br /> amount of payments actually made by the ti?ortgagee for taxes , assessments or rents , as the :
<br /> case may be , such excess , at the option of the Mortgagee , shall be credited by the
<br /> l.Sortgagee on subsequent payments to be made by 'the Mortgagor , or refunded to the Mortgagor .
<br /> If , however , the monthly advance payments made by the �4ortgagor shali not be sufificient
<br /> to pay such taxes , assessments and rents , as the case may be , when the same shali become
<br /> due and payable , then the Nbrtgagor shail pay to the P,'lortgagee any amount necessary to make
<br /> up the deficiency , on or before the date when payment of such taxes , assessments or rents
<br /> shall be due . If at any time the Mortgagor shall tender to the Mortyagee , in accordance -
<br /> with the provisions ot the Note secured hereby , full payment of the entire indebtedness
<br /> represented thereby , the Mortgagee shall , in computing the amount of such indebtedness ,
<br /> credit to the account of the Mortgagor any credit balance accumulated under the above
<br /> paragraph . if there shali be a defauit under any ot the provisions of this Mortgage
<br /> resulting in a public sale of the premises covered hereby or if the Mortgagee acquires the
<br /> property otherwise after defiault , the Mortgagee shall apply in such manner as Mortgagee
<br /> shall determine the balance of advance payments then remaining in the funds accumulated
<br /> under the above paragraph , as a credit against the indeLtedness secured hereby .
<br /> 5 . That in the event any of the monthly advance payments provided herein or monthly
<br /> instaliments provided for under the terms of said Promissory Note and any other notes or
<br /> � agreements for additionai advances have not been made by the tenth day of the month in
<br /> which such payment was due , a late charge ofi up to te� ( 10 ) percent of the amount of said
<br /> monthly payment may be assessed by the Association to cover the extra expense involved
<br /> in handling delinquent payments . The Association shall not be obiigated to accept any
<br /> monthly payment made after the tenth day of the month uniess said monthly payment shall
<br /> be accompanied by the full amount of the late charge assessed by the Association as
<br /> provided herein .
<br /> 6 . To pay any and all taxes , assessments ( ge� eral or special ) , rents and other similar
<br /> charges levied and assessed against the premises , this �+b rtgage , or indebtedness hereby
<br /> secured , before they become delinquent , tor which provisions has not been made hereinbefore ,
<br /> and in default thereof the Mortgagee may pay the same , and all mor, eys so advanced with
<br /> interest at II % from the date ofi such payment shall be _ repaid by Nbrtgagor upon
<br /> demand , and shail be secured by this Mortgage .
<br /> 7 . That Mortgagor wiil keep the improvements on said premises insured against loss
<br /> ( from fire , lightning and other hazards inciuded in the standard extended coverage endorse —
<br /> ment plus flood insurance where required by mortgagee ) in an amount not less tha � the
<br /> unpaid balance of the indebtedness secured hereby , with loss , if any , payable to said
<br /> Association , in a company or companies acceptable to the Association ; and shouid such policy
<br /> or policies contain any provision that could limit the insurance company ' s liability to
<br /> pay the amount of any loss or damage up to the full amount for which policy is written ,
<br /> the amount of insurance to be provided shall be in an amount sufficient to , at ali times , .
<br /> futly protect the Association . If Mortgagor fails to procure or maintain such insurance
<br /> in the manner specifiied herein , the Association may , at its option , procure and pay for
<br /> such insurence , and aii moneys so advanced with interest at II � from the date of +,
