<br /> 7. . Coademnation_ In the event the Property, or any part thereof, shall be taken by eminent domain,the Mortgagee
<br /> is empoweced to collect and receive all compensation whieh may be paid for any property taken or for damages to property
<br /> not tsken, and Mortgagee shall appty such compensaUon, st its option, either to a rnductton of the indebtedness secured
<br /> hereby or to rnpair aad rnstore the pmperty so dameged.
<br /> 8. Performance by Mortgsgee_ Mortgagee may, but shail have no obligation, to do eny act which the Mortgagor
<br /> has 'agceed but Lails to do, and Mortgagee may also do any act it deems necessary to protect the lien hereot. Mortgagor
<br /> agrees to repay, upon dem8nd, any sums so expended by the MortgageeYor the above purposes, and any suma so expended
<br /> 6y 'the Modgagee shall ' be added "to the indebtedness secured hereby and become subject to the tien hereot. Mortgagee
<br /> shall not incur any pexsonal liability because o[ anything tt may do or omit to do hereunder.
<br /> 9. De[au1L; Assigament of Rents. 1yme is of the essence 6ereof, and upon Mortgagor's defaWt in any covenant
<br /> or agreement of this Mortgage, including covenants to pay when due the sums secured by this Mortgage, the Mortgagee shall
<br /> I be- eatiWed, at its sole option snd without aotice, to dectare all sums secured by this Mortgage to be immediately due and
<br /> paysble snd may commence foceclosure of this Mortgage by judicial proceedings; and, provided further, that upon such
<br /> dePault 4he Mortgagee, or a receiver appointed by a court, may at its option and without regard to the adequacy o[ the
<br /> sec�aity, enter upon and take posses4ion of the Property and collect the rnnts, issues and profts thernfrom and apply them
<br /> G�t to the cost of coltectlon and operatiore of the Ptoperty and then upon the indebtedness secured by this Mortgagee;
<br /> said rents, issues and proits being assigned to the Mortgagee as further security for the payment of the indebtedness
<br /> secut+ed hereby.
<br /> 10. Transter of Property. If alt ot any part of the Property is sold or transferred without the express written con-
<br /> sent of the Mortgagee, Mortgagee may at its sole option, declare all sums secured by this Mortgage to be immediately due
<br /> and payable.
<br /> 11. Fudare Advances. Upon request of Mortgagor, Mortgagee may make additional and future advances to
<br /> Mortgegee. Such advances, with interest therean, shall be secured by this Mortgage when evidenced by promissory notes
<br /> stating that said notes are secured hereby. At no time shall the principal amount of the indebtedness secured by this
<br /> Mortgnge, not including sums advanced to protect the security of this Mortgage, exceed the original Note_
<br /> 12. Miscellaneous Ptovisions.
<br /> (a) Any [orebearance in exercising any right or remedy shsll not be a waiver thereof.
<br /> (b) Ali remedies provided herein are distinct and cumulative to any other right afPorded by law or equity,
<br /> and may be exercised soncurrently, independently or success[vely.
<br /> (c) The corenants and agreements contained hernin shall bind, and the rights inure to, the respective
<br /> successors and assigns of the Mortgagor and the Mortgagee_
<br /> , (d) All covenants aud agteemenis of the Mortgagor are joint and several.

<br /> 13. Release. Upon payment of all sums secured by this Mortgage, Mortgagee shall discharge this Mortgage and
