SCHULTZ, husband and wife, herein called the Mortgagors, in consideration of Seven Thousand and no/100 Dollars (S7,000.00), do hereby mortgage to BANK OF WOOD RIVER, Wood River, Nebraska, herein called the Mortgagee, the following described real- estate in Hall County, and State of Nebraska� The East Half of Lots Four (4) and Five i5) and the East Half (E�) of the South Twelve (12) Feet, of Lot Three (3) in Block '•H" in MacColl & Leflang�s Second Addition to the Village (now City) of Wood River, Nebraska. This Mortgage is given to secure the payment of the principal sum of 57,000.00 and interest thereon, according to the terms of a certain Promissory Installment Note of even date, executed by the Mortgagors to the Mortgagee, on which the final installment is due February 1, 1983. The Mortgagors fvrther agree to maintain insurance upon the above described premises in an amount not less than the indebtedness due the Mortgagee with a loss-payable clause in favor of Mortgagors and Mortgagee as their interests may appear. The Mortgagors agree to pay all taxes and assessments upon said premises and all other taxes, levies and ass�ssments levied upon this Mortgage and the Note which this Mortgage is qiven to secure be£ore the same become delinquent. In the event the Mortgagors shall £ail to obtain such insurance or pay such taxes be£ore delinquent, the Mortgagee may purchase such insurance and pay such taxes or other liens and sha12 have a lien secured hereby for the amount so advanced with interest thareon at the rate of nine per cent per annum. In the event the Mortgagors dePault in the payment of said indebtedness or any installment thereo£, or fail to perform any of the other agreements herein, the Mortgagee at its election may declare the entire debt secured by this Mortgage to be due and collectable at once; and may foreclose this Mortgage £or the satisfaction thereo£.
