<br /> beginning, said tract of land containing 0. 43 acres, or 0.174
<br /> hectares, more or less, which the south forty-five (45) feet,
<br /> or 13.716 meters, containing 0. 12 acre, or 0.05 hectares, is
<br /> street or road right-of-way, as shown on the plat dated August
<br /> 6, 1976, riarked Exhibit "A" attached hereto and incorporated

<br /> To have and to hold the above described premises together with all
<br /> tenements, lzereditaments, and appurtenances thereto belonging unto the
<br /> Grantee and to Grantee's successors and assigns forever.
<br /> The Grantors hereby covenant with the Grantee and with Grantee's
<br /> ' successors and assigns that Grantors are lawfully seized of said premises;
<br /> that they are free from encumbrance except easements of record and visible
<br /> easements; that Grantors have good right and lawful authority to convey
<br /> the same; and that Grantors warrant and will defend the title to said
