<br /> ISURVIVORSHIP WARRANTY DEED
<br /> MARION D. LARSEN and LORETTA L. LARSEN, husband and wife,
<br /> herein called the Grantors in consideration of One Hundred Seventy-
<br /> seven Thousand Four Hundred and No/100 Dollars ($177,40Q.00) received
<br /> from Grantees do grant, bargain, sell, convey and oonfirm unto
<br /> HAROLD G. AREHART and ONETA AREHART, as joint tenants with right of
<br /> survivorship, herein called the Crantees, the following described
<br /> real estate in Hall County, Nebraska:
<br /> Lots numbered 1, 2, 6, 7, 17, 22, 23, 24 ,
<br /> 25� 29, 32, 33, 34, 36, 37, 38, 39, 45, 46,
<br /> 47, 49, 51, 52 and 53, in Ravenwood Subdivi-
<br /> sion, Hall County, Nebraska.
<br /> TO HAVE AND TO HOLD the above described premises together with
<br /> all tenements, hereditaments and appurtenances theret.o belonqing
<br /> unto the Grantees and to their assigns, or to the heirs and assiqns
<br /> of the survivor of them forever.
<br /> And Grantors do hereby covenant with the Grantees that crantors
<br /> are iawfully seized of. said premises; that they are free from encum-
<br /> brance, except easements of record and except for a mortgaqe to Home
<br /> Federal Savings & Loan Association; that Grantors have qood right
<br /> and lawful authority to convey the same; and that Grantors warrant
<br /> and will defend the title to said premises against the lawful claims
<br /> of all persons whomsoever.
<br /> This conveyance shall be subject to the following conditions
<br /> which are hereby declared to be covenants running with the land for
<br /> the benefit of the owners of all of the Lots in Ravenwood Subdivision,
<br /> to-wit:
<br /> (A) The owner of Lot 1�1 shall be and hereby is obliaated
<br /> to maintain the brick entrance gate to the Subdivision.
<br /> (8) Each Lot which has frontage on Gun Barrell Road and
<br /> each Lot which has frontage on Bismark Road shall be and herebv is
<br /> specifically made subject to this covenant: if a fence is built
<br /> along said road frontage that fence shall be a wood stockade fence
<br /> five feet in heiqht, not of other than stockade construction and not
<br /> higher or lower than five feet.
<br /> It is the intention of all parties hereto that in the event of
<br /> the death of either of the Grantees, the entire fee simole title to
<br /> the real estate shall vest in the surviving Grantee.
