<br /> between Clifford W. Thompson, Executor under the ast Will and Testament
<br /> of Jensene Nelsen, deceased, Grantor, and Paul L. Obermiller and Betty
<br /> Lou Obermiller, as joint tenants, Grantees;
<br /> .` ) WITNESS, that the Grantor, being the duly appointed, qualified and
<br /> acting Executor of Jensene Nelser, deceased, under her Last Will and
<br /> Testament, admitted to-probate in the County Court of Hall County, Nebraska
<br /> in Estate No. 35-90, by, virtue. of the power and authority granted him
<br /> under said Will, and in consideration of the sum of Sixteen Thousand Eight
<br /> Hundred and no/lOQ'----($16,800)---Dollars, to him paid by Grantees,
<br /> receipt whereof is hereby acknowfieged, does by these presents, grant,
<br /> bargain, sell, remise, release, convey and confirm unto the Grantees, as
<br /> joint tenants, and to their assigns, and to the heirs, devisees, and
<br /> assigns of the survivor as between them, the following described real
<br /> estate, to-wit:
<br /> j' ` The Southerly Forty-Five Feet {545�) of Lot One (1)
<br /> in Block [�ineteen (19), in Rollin's Addition to
<br /> the City of Grand Island, Hall County, Nebraska,
<br /> Together with all and singular the tenements, hereditaments and appur-
<br /> tenances thereunto belonging or in anywise appertaining and also all of
<br /> the estate, right, title, interest, property, possession, claim and
<br /> demand whatsoever, which the said Testatrix had in her lifetime, and at
<br /> �� � the time of her decease, and which the said Grantor has by virtue of the
<br /> said Last Will and Testament, or otherwise, of in or to the above granted
<br /> � ';
<br /> premises, and every part and parcel thereof with the appurtenances.
<br /> TO HAVE AND TO HOLD the said premises with the hereditaments and
<br /> appurtenances thereof unto the said Grantees and to their assigns, and
<br /> to the heirs, devisees, and assigns oi the survivor as between them,
<br /> � forever.
<br /> Grantor for himself, his successors, heirs, executors, and admin-
<br /> istrators covenants with the Grantees that he is lawfully the Executor
<br /> under the Last Will and Testament of Jensene Nelsen, deceased; that he
<br /> is lawfully seized of said premises; that said premises are free from
<br /> �? ` encu:nbrances and that he has power to convey the same; that he has in
<br /> all respects acted, in making this conveyance, pursuant to the authority
<br /> ; ; granted him under the Last P7i11 and Testament of Jensene Nelsen, deceased;
<br /> that he has not done, made, or suffered any act, matter, or thing whatso-
<br /> ; ' ever, since he was executor of said estate, whereby said premises or any
<br /> part thereof, are, shall, or may be impressed, charged, or encumbered in
<br /> ' any manner whatsoever; that he will promptly complete the said estate
<br /> proceedinas and will effect a release of any existing or potential liens
<br /> against these premises arising therefrom,
